Wanted to say that the people I spoke to who actually live there were very nice, and pleasant.
I spoke to a man and his beautiful 'Regal' looking bulldog they were great.
Now for the unpleasant part. Foremost part the grounds upfront could use some up keeping. It seems to me like it needs some help.
When you go around to the very back of the park or certain streets are very nice and kept up.
They need to pay attention to detail especially landscape.

Public drunkiness especially at the boat dock, the smell of skunk bud in the air, police take 2 hours minutes to answer a call for violence, haven for drug dealing, rules don't apply to employees or friends of . Slander, defamation of character, false witnessing. If you like the sound of dogs barking, 3 dogs per household the smell of dog shite, old beer cans at the pool and yes people freely smoking blunts at the pool this is it man. I'm being harassed by friends of management or security every time I go to the pool or park even though I'm a 17 year resident and past employee, whom was refused full time for 3 yrs because someone couldn't handle the competition. It's just another day in paradise, could be a gorgeous community if management would apply the rules to everyone, and drug test all employees. Q row looks like skid row, pot holes all over the roads especially in the leased section of the park . And lets not forget the poor kids and lice invested trailers. Playground is a joke I made $8 an hr, 4hrs per day, took a year to get my rent paid whilst other employees got rent immediately. Shady shady shady .I couldn't post without a rating, there is no negative star. Now I've been threatened with eviction since I posted this review talk about retaliation. So lets be clear, upper management has been doing improvements a new company has taken over and we appreciate their work to make our community aesthetically pleasing. It seems doing the right thing for the community and blowing the whistle isn't appreciated. Fyi the mouth swab drug test doesn't work because they now have a mouth wash that removes THC.

I have dear friends that live here. As far as aesthetics this place could use some sprucing up. More hedges, plants, trees, maybe irrigation. One thing I MUST note is that they have a LOT of septic issues. There have been a few occasions that I have visited friends and the odor not to mention the sludge emanating from the ground is nauseating. the dumpster location is well nasty. I get it they are dumpsters but could you possibly try to locate them towards the back of the park so that they are less visible to EVERYONE. Love the gated entry and exit. I do believe that cuts down on people who should not be coming into the park. The play ground could use a tree or two. Racking the canal would be nice too.

Pros:The ladies at the desk are friendly, Inexpensive lot rent, Country life and close to a newly developed and upcoming  urban setting. Great for professionals (medical city)  New schools, new developments, shopping, all nearby.

Cons: security is a joke, alcohol and drugs are regularly observed in the open, maintenance is minimal and more often then not rigged to work. To the best of my knowledge with no permits or county inspections. (Based on repairs performed on the land I rent). Management doesn't  keep tenants informed via email,text,bulletin, about any outages water or power or any steps being taken to correct any maintenance concerns. While the park did take action to repair roads it was minimal at best however the stop signs and lot designations signs have been replaced. The office itself has been renovated as far as the reception area is concerned however the billiards room,entertainment room,library area and kitchen seem to have been missed in that upgrade.The 2 pools that exist aren't horrible but could use some work as well. The boat dock has been rebuilt and is nice but the open drug and alcohol use deters from using. 

In conclusion: If the proper steps were taken to maintain and make proper county inspected and approved repairs to the infrastructure it would be a good start. Also more of a private security presence would be nice. All in all it has great potential if the property mgmt would revamp the staff and throw a few dollars at the place. 

Hope this helps any in their determination when considering this as their next home.

The lot rent is very cheap, this is why I'm giving it a 2. In the time I have lived here(4 months), it's been a regular thing for the electric and water to go out without warning, several times a month. I walk my dog daily and stare at the same trash on the side of the road, that has been there for 2 months. The water has been out for 3 days, and I have not been able to clean my dishes, laundry, or take a shower. If I wasn't broke, I'd sprint out of this place so fast I'd create a Flash-Point paradox.
