We love the location of this complex, the amenities it offers and the condition of our apartment. 

But with constant construction since we moved in (May 2015) and regular inconveniences for updates (not being able to access mail due to construction, requests to move our cars -- from limited parking space! -- to undisclosed "other" parking spots to make way for repavement) it's clear that Folsom Ranch is working hard to provide quality living for future tenants while ignoring the preferences and needs of its current ones. 

Oh, also our rent went up about $160/m during this time -- probably to help pay for all the updates we likely won't be enjoying when our lease expires because we can't afford to live here anymore.

DO NOT MOVE HERE. I discovered black mold in my apartment in February, and I am still trying to get it resolved with the leasing office. They supposedly came in and cleaned it, but did not treat the issue because it came back. I have been sick and been playing phone tag with multiple managers. I had to pay for my own test which came back telling me it is completely toxic. I have not lived there in months but am still having to pay rent and cannot get out of my lease. My neighbors also found mold residue in their units. The leasing office refuses to accommodate or reimburse me for anything. They are neglectful, irresponsible, and unethical. Live anywhere but here.

Constant none stop issues. A pipe bursts once a week in a different unit. So at some point doing your stay your apartment will flood. Paper thin walls and floors along with crazy parties that management refuses to believe happen will keep you up all night long. Construction is somewhere between 1-2 years behind schedule. Because of this parking is a nightmare. When you find a sport property management will try to tow your vehicle just so that they can get a spot. Look elsewhere!

Nothing but problems, very rude staff, noisy construction, high prices. My windows and doors were installed upside down and backwards. This place is all appearance, no quality. Wanted 300 more a month on my lease, and i didnt even get a remodel, i just lived through everyone elses. 0 star.

Moved here from Bakersfield at he end of July 2016. Great location! Close to everything. 1/2 mile from Negro Bar on Lake Natoma and a mile from Old Folsom. Tons of bike paths and nice people!!
