We leased a home for 12 months. When we first moved in I was a little disappointed that the house was not cleaned very well. The master bath still had several hairs left from the previous tenants as well as soap scum on the shower doors. The leasing agent who gave us the keys explained that the company does not pay for deep cleanings, and because we were ready to move in no issue was raised. I was also disappointed that carpet in two bedrooms had huge wrinkles in it. Again, this is something the agent explained would not be fixed. Our stay at the property was pleasant enough, but decided to find a new place when we received a letter stating the rent would be increased at the end of the less. I understand that this is a typical practice based on property values, but we believed we could find another home for a better price, which we did. We moved out a couple of weeks ago and turned in our keys on Monday. We thoroughly cleaned the house including master bathroom that came with hairs everywhere. There were a couple of things we neglected to take care of, as in cleaning out the gutters, but seeing as there are zero trees close to the house they were not clogged. We spackled the 4 small holes that were in each room where curtains were hung, painting over the areas with matching paint we purchased at Home Depot. We did all of these things under the assumption that we would be getting our full security deposit back, as no damage was done to the home other than what you would expect from having lived in a home for a year. I'm sure the walls were not quite as clean as when we moved in, but were by no means left in bad shape. Today, I received a bill for $1596.00. $235 for a deep sales cleaning, which was done. $200 for steam cleaning the carpet that was left with absolutely no stains. There is only carpet in 3 bedrooms and a small hall. I used to clean carpet, and know that a job this size cost $90 maximum, but more likely $60. $25 for a new toilet seat. Something that was not damaged. And the kicker, $915 for painting the interior of the house. I am in the process of disputing all of these charges aside from maybe the gutter cleaning, which admittedly we neglected to do. I am completely outraged and shocked that after a year of being excellent tenants who were never a day late on rent we would billed so outrageously. They are obviously trying to steal our security deposit in order to use that money to get the house ready for the next tenants and do this all again. Again, we are disputing these charges, but since no one called me back after calling customer service and explaining all of this, this morning. And then receiving an email 15 minutes before close of business saying any charge disputes must be submitted in writing I have decided to leave this review, along with any disputes I have.

Worst rental company on the planet. You would think they care about the properties they rent out but they don’t at all. Put in a maintenance request over a month ago. In house techs are useless. Customer service is a joke. Over a month now and still no emails back, no phone call, nothing. If moving wasn’t such a pain I would already be gone. Don’t ever rent from this company. I think the other reviews show this is not an isolated incident

Dealing with any sort of maintenance issue is a NIGHTMARE. When you call, be prepared to wait 10 days before they send an "in house tech" out. That tech will simply come confirm the issue you're having. They will not be able to fix anything. They must send out another contractor who can actually do the work. Be prepared to wait at least another week for that person to come out. If you're lucky, they'll go ahead and take care of your problem. However, it's more likely they'll have to put a quote together & wait another week for Waypoint to approve the work. Mind you, they only send people out during business hours. So, you better have a job that will allow you to leave repeatedly to take care of this. If you ask to set up an evening or weekend appointment they'll require you to pay the fee for after hour charge. Called to alert them about water damage/mold in the basement on 7/19/17. Gutter/Drain system is not properly installed & water is seeping from ground straight through foundation. I've had to take off work 3 separate times for different contractors to come take pictures of the same thing I already sent them pictures of. Problem is still not fixed, and I must take off work again when they finally decide to send someone out to actually work on the home. I've only been in the home 6 months, and this is not the first maintenance problem I've had. I would not recommend this company to ANYONE.

If you have to choose between leasing a Waypoint home and living in a box in a ditch, then go ahead and choose Waypoint. If you have *ANY* other choice, choose it instead. Save yourself the lost time, wasted money, regular headaches, chronic disappointment and sheer bewilderment that comes along with a Waypoint lease. Regardless of the rental amounts they charge, this company is absolutely low class. They do NOT take care of their properties. (This is really a shame; it's sad to see a house just going to h#ll because they won't spend money on minimal upkeep.) And you'll have to deal with that icky feeling you get in your gut when someone looks right into your face and lies to you. Look up the company and its reviews. Then look up its officers: I'll bet those guys don't live in moldy-cockroach smoking-light-fixture rusty no-air-conditioning-in-July houses. You can spend a few dollars per home on some integrity, Waypoint, and still do just fine.

Two stars because I love the yard. Think long and hard before leasing with this company. Yes, I am paying a damn reasonable rent for where I live and for the amount of house and yard I get, but that is pretty much the only perk. Communication with this company's maintenance department is a joke, at best. I have a leak under my kitchen sink. Woke up to wetness in the cabinet and on the floor. I took pictures, uploaded them to the maintenance portal along with the maintenance request. Chose the days I had available for the repair person to come out. Got the confirmation that the request was received with the date I chose and the time. No other communication. I stayed home to wait for the plumber, because one would think a water leak would be considered enough of an issue - because no one wants water damage or MOLD- and yet no one called or showed to repair the leak. I called the maintenance line and was told by Matt that the online system is actually NOT accurate with the repair techs availability. There is actually NO ONE available until July 6th or after, THREE WEEKS *AFTER* I reported the problem. How is this bug not something their IT team has fixed? It's a matter of correcting code. If you work in IT, it is*not* that hard. I know because I work for an IT company. So, it will be three weeks my sink gets to leak water into a bucket I have to empty daily, three weeks of waiting while the possibility of mold growing increases since it's leaking under a sink,in the dark where it is warm (which is exactly where mold likes to grow-warm, dark, moist places) in a cabinet that looks like there has been previous water damage. I will NOT be held responsible for any damage due to their lack of competent scheduling. This is not the first time maintenance has failed to get a repair person to the property within a reasonable amount of time nor is it the first time they have failed to honor the time frame in which a repair person was supposed to be at the property for repairs. Do they not realize people have to take time off work and bosses are not too understanding when you have to stay home multiple days in a row to get a repair taken care of because of the incompetent scheduling abilities of another. I do work close to where they say my property management office is located, though, so maybe a personal visit so they can put a face and an actual PERSON with a property and realize that the lack of consideration really DOES have a negative affect on real people. Now I get to figure out who gets to take the whole day off work to wait for a plumber that probably won't show when they are supposed to. Joy.
