I hired Kokopelli to market and manage a luxury property. Don Hurst initially advertised it using a set of extremely unattractive photos. When I discovered this, he then took far too long to replace them with better-lit photos. He therefore missed the peak season summer season for long-term rentals, and the house sat empty for months. When we finally found a renter, it was a long-term lease at a below-market price. Kokopelli exacerbated the poor economics by hiring an expensive landscaping contractor. We then received a long series of what appeared to be extremely inflated repair charges. I terminated the contract, replaced the landscaping contractor, am managing the rental myself, and have significantly improved the cash flow with fewer headaches. I view Kokopelli as both incompetent and fundamentally rapacious.

The worst!  Do not rent your home through Kokopelli.   I rented my home through Kokopelli Property in 2011 and evicted the renters and terminated my contract with Kokopelli in 2016.  The renters caused over $5000 in damage to my property in those five years.  I lived several States away so I was at the mercy of Kokopelli expecting them to properly inspect, and care for my home, which they obviously failed to do.  They also wanted offensive prices to perform basic house cleaning and landscaping jobs, charging in excess of $70 per hour to shampoo a carpet.  You have choices so please take your business to someone more reliable so you don't get screwed like I did!

My husband and I moved from Pittsburgh to Santa Fe in December 2014. We arrived on Christmas eve. Don Hurst welcomed us warmly and went out of his way to make sure our long term rental was clean and ready for us to move in to. The last two years have been a wonderful experience for us. We were in fact tempted to simply keep renting instead of buying a home because Kokopelli made everything so easy. Anthony, one of their main contractors is AMAZING! He has come several time to fix things and is always pleasant and extremely meticulous. He goes above and beyond every single time. Every time we have requested something to be fixed like a drain, washer/dryer, ceiling leak, etc. the problem has been addressed expeditiously and professionally. I prefer email, so I have also been pleased that Don and his team respond so promptly to email questions and concerns. The tenant portal is fine, but I like to email Don directly. He always responds in fewer that a couple of hours.

As we move forward with the purchase of our own home, we will genuinely miss having everything taken care of us by Don and his team.

Complete jerks.  If anything is in bad shape, you better hope it doesn't break while you are there.  They will say that you broke it and try to make you pay for it.  Shameless profiteering.
