Tom is a good man. The pads and drives are new and concrete. We had a good rate so stayed for a month. The downside is a lack of shade. Living in a tin can with a loud air conditioner is not ideal. I think it would be a great winter getaway if you fish or have family in Tyler. I wish Tom all the best. Plant some trees in center of campground and charge replacement to anyone who runs into them. Just my two cents which isn't worth much since I have no investment. That might change perspective.

Stayed for a month but left when owner posted a message on the park website saying Special Rates for anyone getting away from the storm. Would be great if a discounted price to help those in need but the special rate was higher by $300 a month. I paid $450 (including electric) for the month I was there, the special rate is $750 (including electric) Men's restrooms has no privacy as no doors on stalls (2). The vending machines are empty and had been since I arrived. One washer with one dryer. Never saw the ice machine. Difficult to open awnings if you park on your spot as vehicle is within 3ft of unit. Owner seemed to be nice and helpful during the stay but increasing the price to make money off people in need is not acceptable.

Great little spot to park and get down to the river.. the owner is super friendly, he offers kayak rentals for just $10.. I had a great time and will come again!
