This is the 2nd time I tried to use Century 21 Alliance/Lansdale.   Recently, I  twice emailed Marino Rocha [July 2014]  about 882 Sunset Ln, Telford, Pa.  asking for more information on the property.      NO RESPONSE AT ALL.   Wonder if the owners are aware how little this agent seems to care about selling their home?  If not.. I live close by... I may just go tell them!    Or maybe I should call one of the co-owners:  Tony Alcaro.  Unresponsiveness  by the listing agent to a possibly interested buyer's contacts is both unprofessional and should be a breach of contract with the seller.

Talk about a major disappointment!!!

Marino Rocha comes into the picture thru what I think they call a round robin referral program......

There were several issues when weighted as a whole, gave me the opinion I was not represented in my full and best interest.............
 
Here's the short story....... I believe a possible commission was Marino Rocha's main interest!!!!!!!!!

An e-mail sent to Marino Rocha explained that a problem with my bank and my loan being denied was due to his information. In it I asked him how he was going to fix that mess..... His reply back with the full body of my e-mail intact said he'd cover a paperwork fee he wanted me to pay............ I later found this fee was not allowed!!!! OH YES!!!!!!

I handed him what was probably the easiest sale of the decade... I scouted out many neighborhoods and locations on my own and had narrowed it down to a few locations in one small neighborhood before he was contacted.

1 All he had to do was unlock a few doors in one small neighborhood per his schedule!!!!!!

2 Then do the necessary paperwork, which his broker had to finish!!!!!

3 Answer questions, which I've documented some that he never answered........

4 Keep me informed of all developments, which IMO was not done properly.......

5 Abide by the parameters of the buyer/seller agreement, which in my opinion was not followed to the letter...........

But Marino Rocha did great with unlocking a few doors and was in my opinion grossly over paid for a few hours work!!!!
