I have hesitated posting this review for months because I just don’t give bad reviews, however, if I can help an unsuspecting person whose considering buying heaven forbid, or renting in this community rethink their decision or do more research then I’d feel better. This place is ridiculous to say the least. If you’re down with cops and ambulances rolling in on the daily, people being arrested in front of your home, kids play area being set on fire and vandalized, then by all means, this is your home sweet home. Oh, and the fire department comes screaming by literally every 15-20 minutes on 13 mile but, if you towards the back maybe this wouldn’t be an issue. Now, as for management, they are constantly pushing you to beautify your lot, but not picking up your bags of leaves that they tell you to bag up and put to the road, because they are supposed to come and pick them up, really? Expecting an old lady to repair her lawn that THEY tore up moving in as many new homes in as they could before the deadline. And last but not least, raising lot rent because somehow this community is high end living??? Oh yeah, they care more about what breed of dog you have than the caliber of people they allow in. And by the way, the place is full of pit-bulls, pit-bull mixes, American bull dogs and mixes there of. So, if your squeamish of these types of dogs, beware.

Don't even know where to start with these people.... Bought a brand new double wide in early September. Have regretting moving here almost since we moved in... - There is a drain at the end of our driveway that has had standing water in it since the day we moved in - I've informed the office multiple times since moving in. One month later and they say they "jetted" it, however, I inform them that there is still standing water in it - clearly there is something wrong with it. They say that's the best and all they can do. After a period of 24-36hrs of rain in mid-November, the drain backed up to form a 40-50ft diameter small lake, completely covering my driveway, with the edge of the water about 3 FEET FROM MY HOUSE. I went in to the front office to complain immediately, but the office manager (who is on vacation for a week), nor anyone, will be able to address this until after she's back. I go in and talk with her once she's back from vacation and she gives me this story of how she's worked here 10 years and they've tried countless (basically half-"___"ed) fixes over the years all to no avail. She even gave me the COURTESY of informing me it ONLY happens a few times every year, AND she's even seen it WORSE, YES WORSE!, than this last time. Keep in mind, my brand new house has been on this lot for less than 4 months - WHY WASN'T THIS FIXED BEFOREHAND!!??!! especially if it's been know about for years! It makes absolutely no sense! - We also have very low water pressure here and we are on Novi City water. But guess what... (oh it gets better)..., the park is responsible for the pipes and infrastructure here, not the city! So in order to get something fixed, I have to get the park to fix it! So I've been complaining about this too since we moved in. They said they can hire someone to dig it up, but if there's nothing wrong with it (and it's doubtful they'll even be honest about it with how shady they've been so far), that they'll stick me with the $1000 bill - HOW NICE. The normal water pressure with no other sources running is laughable at best - my kitchen sink always sputters when it's on. A simple flush of the toilet and try to wash your hands... the water pressure drops by at least 50%. Want to take shower while you're running one load of laundry... nope, good LUCK... the water is barely a trickle. So now I am having the thrill of filing complaints with the State of Michigan LARA and also searching for a lawyer to help get issues resolved that SHOULD'VE BEEN FIXED BEFORE MY UNIT WAS EVEN ON THE LOT IN THE FIRST PLACE. These are only the major issues we've had with them so far, they've also tried to stick us with late fees after we've payed our rent in full among other things. The neighbors behind us, another new home (~6 months old), have had similar major issues. Overall this place is a joke. They do not care at all about the people that live here. They will do whatever it takes to do the absolute least amount of work possible and will lead you on like they are actually going to take action on resolving issues. They are just out for your money. If I had a second chance, I would stay very, VERY far away from any of these communities.

BEWARE!! I wouldn't even give them 1 star. I moved there in April and moved back out three months later. Worse move ever. They say if you break your lease yo u owe 2000 dollars. ITS A LIE!!!! READ YOUR CONTRACT, IT DOES NOT STATE THAT NOWHERE IN THERE. THEY JUST EANT YOUR MONEY. I DIDNT PAY THEM A FAMN THING AND IM STILL WAITING ON MY DEPOSIT. THEY ARE FRAUDS. The cut your lawn every week is ridiculous. Management sucks, maintenance sucks ass too.

These are nice Apartments. I cannot say that there's anything that stands out Above the Rest but they are not bad either. I do not currently rent from them myself but have a friend that lives there. Apartments seem nice and quiet.

TO THOSE WISHING TO MOVE INTO THIS COMMUNITY: I've lived here for well over a decade and the new ownership as of August 2016 is terrible. In this community they want you to mow your lawn every week, so If you go on a trip and leave your house for more than a week make sure you expect a $50 fine because they say they had to mow your lawn for you. There will be no documentation stating that you have to mow your lawn they just do it. What the new management fails to realize is that most people cannnot afford to get smacked with $50 fees left and right. The new ownership of this mobile home park does not care about you. All they want is your money and to make this place look institutional.
