Wonderful place, clean and convenient. The grounds lately have lacked the quality that was present when I moved in. The location is pleasant but the management company struggles to teach their maintenance crews how to be respectful of tenants. As long as you do not need maintenance to come in to paint or do hefty things you should be fine... but once you need maintenance to paint you should stay home and monitor. They do not use drop cloths while sanding and the carpeting gets full of dust and when they paint, they do not protect the surfaces. The lack of professionalism is what shocks me because this is a really nice apartment.

My stay at these apartments for 2 years was great. Management was awesome. Whenever I had maintenance issues it was resolved right away. I never had any problems with my neighbors. Great schools if you have kids. I wish I didn't have to leave. Highly recommended!

I lived in a unit managed by Pace Realty for 3 years and it was absolutely the worst experience. I would NEVER recommend this area to anyone. The only reason I stayed was because I got in at a good price ($985/month however prices have now raised). Eventually I left as soon as possible. I have now learned that the savings on rent wasn't worth the stress/disgust of this establishment. I had multiple maintenance issues that the management company fixes poorly/cheap. I had a crack in my foundation during wet/rainy months leading to my bedroom soaked in water. Months later I came to find out they didn't clean it up properly (or at all really) and I had mold growing from under the carpets up the walls with a musky smell throughout and they did NOTHING about it. Their office manager, Shawna, just said to me "well there is mold everywhere in the world, it's fine." Didn't care about the rise of problems and health concerns from mold, or the damage/condition it was doing to their buildings. Next, I had leaks under my sink that they wouldn't get resolved. About every 2 weeks, water full of dirt/sand would arise from the kitchen sink drain, fill up the sink and than slowly go down the drain and explode with leakage all over under my sink. They continued to come and poorly solve the issue so every 2-3 weeks for months this was a weekly occurrence. They would use my personal belongings (ie: mop buckets, towels, etc..) and leave a huge mess. Every time I would have all my belongings from under the sink get ruined because of the water. Lastly, to really show how poorly they maintain the building.. some how the entry door the the building of 8 apartments was broken.. stuck open with sharp nails/screws pointing out to potentially injure someone and it took them 5 DAYS to get the door fixed.. and than they had the nerve to tell everyone in the building they should be responsible and pay for it. When I call to talk to the women in the office they are very unprofessional & rude. I have multiple times talked to Crystal when paying rent and asked to have the office manager call me. Those messages never got to the manager and I was never called. One time Suzi even told me to stop calling to follow up on an issue I was having because I was "bugging her." All they care about is $$ and not the happiness/well being of tenants living there. Very unaccountable which is not something you want from a management office/landlord. I really hope people search out other options before they get stuck with such poor management/horrible overpriced buildings!!

I rented a unit at Villas by the Lake from 2009-2010. I lived in Court of Spruce. The day I moved into my unit, there were cockroaches in the apartment. When I reported the roach infestation to my landlords, they immediately said, "They must have come in with you." Those must have been some awesomely smart cockroaches, because they somehow made it from our moving truck to the bathroom sink without us ever bringing in a single box! With brains like that, those cockroaches should be working for the Obama administration or something, because they know how to GET. IT. DONE. Anyhow, the landlords never made a serious effort to treat the cockroach infestation, and it soon became quite nasty. In May or June 2010, my unit was damaged by a windstorm and deemed uninhabitable the same day. The entire unit had to be remodeled. The work crews that were in my apartment without my supervision scraped and dented the refrigerator, so the landlords used that as an excuse to charge me for a new refrigerator. The extremely-old toilet in the apartment also developed a crack, so these slumlords charged me for that as well. (The slumlords in question were Richard & Gloria Ohman.) I complained to Pace Realty and they shrugged and said we couldn't hold Pace legally responsible, so it wasn't their problem. They continue to set up unsuspecting renters with these slumlords. BTW, the apartments are now extremely overpriced. I was only paying $765 for my unit back in 2009. Now they're $1275 for a 756 sq ft 2-bedroom 1 bathroom model? I just put in an application for a 840 sq ft 2-bedroom model in Mt. Prospect for $1015/month---and I WON'T have to share it with cockroaches! In the end though, I should be thanking Villas by the Lake and Pace Realty for introducing me to the Chicago slumlord. I threatened to sue the Ohmans for stealing my security deposit, but never got around to it. The next landlord who tried to steal my security deposit was not so lucky.

Thank you for the review Bridgett. However, we do not manager the 765 building. The building you lived in has absolutely nothing to do with our management company. The Owners handle their own building & tenants. It is unfortunate that you had a negative experience.
