This is a very nice neighborhood, the homes are great, and maintenance is fantastic! the management team is very courteous and helpful. I have lived here for almost three years now, and i have enjoyed every minute, this is a nice safe place to call home

I recently lived there for about nine months and enjoyed my stay there. Neighborhood is quiet and the townhouses have a nice home feel to them. Only reason I moved out was due to unfortunate financial issues I had no control over so, I was unable to afford staying there on my own. A lot of people bash Ashley for some reason but I never had an issue with her. The times I did speak with her she was always friendly and nice and to me seems like a pretty cool person. All in all I enjoyed my stay there and if it wasn't for the financial issues I'd still be living there.

YOU WILL LIKE LIVING HERE AT FIRST BUT YOU WILL REGRET IT LATER. LONG STORY SHORT IF YOUR MILITARY JUST MOVE ON POST SO YOU DONT HAVE TO WORRY ABOUT RENT, WATER, OR POWER. THE RATES ARE STUPID EXPENSIVE HERE. Lived here for over 4 years from nov 2013 to oct 2017. I wanted to wait till i got my deposit back (which i only got half back due to final sewer,water, and trash bill which wasn't prorated with my final rent)before i left a honest review of this place. when i first moved there the manger courtney was very rude and was not a people person at all and didnt properly handle situations when problems arise. then melissa took over and turned things around i was sad to see her go. now the girl ashley as others have stated and i can contest to she is rude and snobby and good luck getting her on the phone. i had to resort to do my communication with over email to avoid the he said she said issues me and my wife had with her while i was deployed. had to resort to emailing corporate a few times because emails would go unanswered and noone would be in the office when they opened or return calls. she got better my last year there. They had a maintenance guy that spread himself too thin and he quit and harry took over has been doing the maintenance, he is awesome. once he leaves that place will go downhill. do all your work orders online for anything and everything so you have a paper trail. Also i would do a google earth layout of what houses are available which you can see whats available on their website cause there are certain driveways that are really steep, the first one i lived in was super steep and thought it couldn't be that bad. boy was i was wrong. just save yourself the hassle and get a home that has a flat driveway. if you do move here, which i wouldnt if i was you. because during the winter months you will be hating life dealing with the snow on the steep driveways. this review is not to detour people from moving here but after my time here. I would of just moved on post. yes you can save money here if there are multiple soldiers or college kids sharing rent. but not for a family of 2 or more. any money you think you will save will go to the power and water bill Over the months my power bill was getting higher and higher slightly i did do the average plan but it was still really high sometimes over 400 a month. now they roll the water and trash in with the rent i payed about 75 more than i did when i just paid the city for water and trash. Which is not included with your rent if you auto pay online it doesn't reflect your total bill just your rent. So i would have to add around 100 on my rent just so I wouldn't get a naughty letter on my door. i had to place a work order in every 4 months or so for leaking pipes under the kitchen and bathroom sinks. there are drafts in all the windows and doors leading outside. parking is a nightmare, people always fighting for spaces in the road so people arent playing car shuffle in the morning to leave for work. which could be easily helped in the owners would put small parking lots on the end of each road. or just pave the grass spots in front of the houses. overall i enjoyed my time here but i wouldn't do it again. There have been a few months where rent, power, and water have been more than what the army gives me more in housing. the only reason why i stayed as long as i did is because i was living here by myself before i got married and didnt want to move all my stuff by myself. The electric bill here is not accurate. I didnt run my ac and had the power off at the main breaker for over 2 months when my wife was gone during Christmas and my bill was over 400 bucks for 3 months straight complained to westar and they said it wasn't the meter complained to greystar and they said cut back on your power. then i reply back that my breaker was off how can my electric bill be over 400 bucks for 2 months straight. still wouldnt help me. it was a roller coaster experience for me living here. but like i said earlier i wouldn't do it again.

I loved living at Patriot Pointe. Having been in Texas where the cost of living is normal in comparison to the BAH, this was the best I could find. The office staff was always helpful(even though the girl who worked in the office NEVER answered the phone), and the maintenance guy, well, he was the best part about this place. Expect a level of humor and severe sarcasticness from him, but in my experience it was never negative. He would bend over backwards to help you, respond at a moments notice to any issues with the townhouse, pretty sure he was going to offer to help me pack my car on my moveout date. He is hands down the best part of living at PP. If I were ever unfortunate enough to be moved back to Riley, I would take PP again, or on post. Do be thorough on your move in inspection, because anything you identify will be fixed quickly, but also be warned that houses that have been vacant for a while will need some TLC due to dust/dead bugs/stale death smell/ emergency heater running. Overal positive. Just avoid the steep driveways. BaZiNgA!

In all my 10 plus years of renting I have never had any issues. I left my town home in better condition then when I moved in, and maintained it very well. I installed a $250 faucet in the kitchen, and a flower beds in the back yard. They management did not prorate my last month rent like they affirmed they would. Also they retained the entirety of my deposit, and requested that I pay hundreds of dollars more to them. When I requested that they show proof of the actual costs they would not provide more then a simple pdf spreadsheet with listings and charges, no actual proof. The town home it's self is nice, but the management team is not pleasant to deal with once they have you under a lease. This place has been my one and only unpleasant and frustrating experiences. In the span of 10+ years of renting I have lived in 5 states and 7 cities. I'm also not one to be a whistle blower so head my warning to you, and trust my review. If you don't believe me talk to someone that has moved away from that place.
