Just minutes from downtown, The Bluffs is your quiet oasis with a view. We are close to I70 and US highway 77 which enables quick access to shopping, restaurants and entertainment. For our younger residents Eisenhower Elementary School is within walking distance. Right outside of the property is a City open space area that includes a hiking trail, fishing pond and picnic area with gazebos, as well as a large children's play area. Fort Riley is within a five minute drive from the Bluffs.

When I returned from deployment last year I was given the keys to my apartment from the leasing office to what I thought would be a great home for me and my 2 year old at the time. Total opposite as I’ve stated before the place wasn’t cleaned so me and my toddler had to live in a hotel for about a week I came back to the leasing office after a week to see if the place had been cleaned and the manager didn’t even remember me. I went to my apartment and it had still not been cleaned they sent a cleaning crew that same day and they started cleaning. The dishwasher however was molded and had a green and yellow tint I made sure to annotate this on the move in inspection. Fast forward to now I move out they tell me they took out of my deposit a cleaning fee for the dishwasher. Before that I dealt with the assistant manager who was very rude never got an apology for my place not being ready not even an apology for the money I had to pay in hotel cost and storage fees. They just kept trying to take money. Another issue my ice maker as well never worked from the time I moved in they rarely followed through with work orders they were a hit and miss. I had a maintenance man laugh in my face once when I was having issues with one of my bathrooms.

I lived there for almost two years. I absolutely hated it. The bluffs always gave me incorrect amounts on my water bill. They charge way too much for such small apartments. The tenants who do have dogs, did not pick up after their animals. I was there when the fire happened and found out that it was not the first time. I definitely do not recommend the third floor due to such high utility bills. Even after I moved out I had a letter from them stating I owed one amount, even after we agreed that the amount was incorrect, they tried to get more. These people are very money hungry and apparently can’t do math.

Really love ❤️ our stay here. Was living in building F before the fire. The leasing office was able to transfer us to another apartment with no problem. The ladies at the leasing office are really nice and professional. If you have school age kids,  Eisenhower elementary school is really good and walking distance. My family and I always felt safe and love the amenities.

Really nice location, apartment, and amenities especially for the price. Ashley, DeAnna, and Melissa are amazing and will definitely go above and beyond to please customers. The remainder of the staff members seem pleasant, friendly, and helpful. If moving to Junction City/Ft. Riley area I highly recommend The Bluffs. There are great events regularly and they are family and pet friendly. Unless you need a huge place or house I strongly suggest that you save yourself some time and go by there first.

First off I would suggest not living here at all. The apartments and amenities are nice but the customer service, manager system, and maintenance is awful. It took me a week to respond to a maintenance request that my disposal was broken and it stunk up the whole apartment. The manager and front desk say they will call you about things you have questions about and never returns the phone call. The payment process for rent is awful they pull it out on different dates each month which causes problems and then they charge late fees when you are not late on rent. I hate living here, it is the worst place I have ever lived.
