I am speaking not as a resident but as a visitor. While the park appears to be clean and in relatively good order especially for an older park, there is a strong consensus that Dan needs to dial it back to say the least. I'd heard this from the friends I visit as well as their neighbors on several visits. The other day I was able to see it firsthand and can honestly say I'd have a hard time dealing with that guy once, let alone repeatedly (constantly) as is apparently the norm. I'll not post the specifics to prevent potential reprisal of the resident, but it was extremely annoying and completely unwarranted. Otherwise, seems like a pretty quiet place.

The park manager is a retired sheriff. Think Trailer Park Boys. He favors tenants. If your doing something that his BFF Randy is doing as well, you'll be the only one to get eviction notices. 

They tell you you can do all this stuff to get you to move in and then when you start to do it, well here comes good Ol' Dan, the handy dandy trailer park manager to say," Well you know that Trent wouldn't like that." **Hill Billy Voice***

The biggest example is we were told we could have chickens. Small little coop in our clean yard. Time comes for the magic to happen and low and behold, Mr Dan coming to tell us," Well you know that Trent wouldn't like that." 

There's a MF that works on cars at the front of the park. We do a tad bit a of work on ours and, " Well you know that Trent wouldn't like that.".... If we don't have cars how we going to get to our cig shop job to pay you the money to stay in this trash hole?

The only reason this is getting two stars is because for it being so close to Oaklawn, it's actually pretty quite.
