Well to review Gary Smith and Smith development I would strongly say be careful if you use them to build your home! We have built 5 homes now and this was by far the worst. Gary seems like a nice guy...but has a HUGE lack of communication with us as his clients. We were supposed to move in our home before September 2015 and here it is April 2016 and still not in the house. We thought it was strange when we started we were hearing horror stories from a couple other people but you can't always believe what you hear so we chose to continue on...It was a big mistake for us! Gary just built what he wanted and didn't pay any attention or even ask questions when something is going in a home. We had an electric dryer and he chose to put in Gas and neved asked what we wanted. He just does what works for him and after it is done you end up not liking it and you say Gary, I told you we wanted this and you did something completely different? Well ( this is us changing our minds.) We have now Been building our house for over a year and not one sub is done with their job in our home other than the framers and siders. We were supposed to be in the home before school started and we have no idea if we will even get in by the end of school. My son is a senior and we have lived in chaos over the past year. Now it is time for the graduation party for my son....might have to have it at Gary's house!! Gary has a terrible time communicating with us. We will text or call him and no response sometimes for days or in a lot of cases he avoids your questions all together.there has been huge gaps with nobody working on our home...like a month and that is no joke. Keep In mind what you pick out in a home is really what determines how nice it actually is. Gary said his product was better than everybody's in the area that is why his prices were more. If you build with him you will see that is just not accurate. At least not in our case! Summary: If you are looking for a Very Frustrating,1 - 2 year home building project Smith Development might be your builder! This is just my experience. If you are looking to build with him...I would ask multiple people what there experience was with him. I wish I did. Good Luck with your project I hope it is better than mine was!

I have contracted Gary Smith to build my home, and we moved into the home March 12, 2012. In the beginning I was quite satisfied with Gary as far as the quality of his work during the time my home was under construction. The main problem I had at that time was a lack of communication, and my husband and I felt he should have explained in more detail exactly what the wording of the contract meant. The contract says 'heating and air conditioning', so we assumed at that time the air conditioning was included ....which it wasn't...so, right off the bat we had to pay an extra $2000 to have the airconditioning added to our furnace. When we moved into the house, it was still full of sanding dust from the painters, and we had to wipe down all of the kitchen cabinets before we could put our dishes away. During the time after the build, Gary was pretty good at answering our calls, and would send people out to reattach siding, or take care of the settling cracks in the wall.....( a common occurrence with a new home ). Then we decided to have a four season room added onto our new home....and, it was all downhill from there. It has been almost a year since that project was started, and now we have a few issues that need to be taken care of....crack in the wall, and baseboard that has shrunk and has to be filled in and paint touched up. My problem is, I have left 4 messages on the cell phone asking for a return call, and have not even been shown the courtesy of a follow up phone call. My husband spoke with Gary almost 5 weeks ago...the 4 messages have been left unanswered since that time. I also have a 12x16' patio now that has at least a 5-6 inch slope (across the 12' ) which leaves me with a patio that everything I place on it, is in a leaning position......plus the patio was poured on a rainy day, and now I have stains that look like camoflage. So, I will say, I am NOT happy with Smith Development for these reasons.....I would think it is a professional courtesy to follow up on the work.....or is that too much too ask after you have already been paid????
