RUN! RUN! RUN! WORST property management experience of my life.  Gayle Baum is an overgrown bully with a selective memory.  She is combative, dishonest, and void of all integrity.  She will rent you a dump, and expect a showcase home when you turn it back over to her while holding your deposit hostage.  Avoid the wrath and the stress.. rent from anyone but her.

If anyone needs a wonderful realtor, definitely use Kylie Lance with South Rim! She was incredible to work with, very on top of things, honest, very knowledgeable, sweet to our family, just an all around great person! If we ever need anything else she is on speed dial! Thank you Kylie!

It won't let you do negative stars or i would do -100 stars  Don't rent from this company they are really nice to you until you sign the contract after that They nothing but rood when you call the company78 they say they will fix things and then after the contract is signed they refuse to fix things they treat you like garbage if you have to call for any reason they don't tell you when they are coming to fix things they show up whenever they please let themselves into your apt start a job and quit halfway through say they are coming back later that day so you wait for them to return and they never show back up we have mold in our bathroom that was suppose to be fixed before we moved in its been 3 months and only half done  after 8 months it was finally fixed after it making us sick we finally moved out we had requested this be fixed every month when we paid our rent  they made me pay to have the post office key rekeyed over 50$ even though the postal service said its the apt complexes responsibility so now the truth will be told about these unprofessional people so if you were thinking of using this company to sell your house or rent one of their rentals steer clear also Gayle is the most unprofessional of them all and will let herself into your rental whenever she pleases to do "check ups"  as she calls them and make sure she does it on days when she knows the resident won't be home like 1 day before  thanksgiving or 2 days before xmas eve so she can snoop around your place so if you have to rent from them install cameras  i had to just to feel my things were safe when i was there because she makes sure she  does her "check ups" while you're not home so people don't rent or buy from these slumlords save yourself the hassle when we left let had people coming all the time to buy out the place which of course gayle let them in when she wanted without the required 24 hour notice by law this company was so illegal its was ridiculous also our rental was infested with black widow spiders and field mice from the field next to the complex  which they said they would take care of and never did STEER CLEAR GAYLE IS A 2 FACED PERSON who will be nice to you at first until you make her do her job and fix things then she turns into a rood unprofessional slum lord that only cares about the rent money being on time also she says she does background checks  on residents charges you for it when you apply then must keeps the money because when we lived there she let a convited felon with a ankle braclet  move in and there were other residents on the sex offender list living there also so if she really does backgroud checks then why didnt those applicants get denied ? my thought is she don't care as long as they pay rent on time she says she wants to clean up the neighborhoods she has rentals in but yet lets sex offenders and convicted felons move in how's that cleaning up the neighborhood ? and these are just some of the truths that need to come to light there were much more problems like security of the place we had our vehicles broken into there and had to put up cameras that point outside along with inside the pipes were so old in the place sewage would seep up though the shower and sink making the apt reek like feces on hot days when our fan went out in our room instead of replacing it with another fan it was replaced with a 5$ home depot regular light fixture this company is bottom line slum lords that just want there rent money and for the renter to never bother them with all the many things that needs to be fixed in at the complex  i was at canyon cottage apt in spanish fork but i have heard similar horror stories from other renters at other sites PLEASE DO NOT RENT FROM THIS COMPANY you will be in your own personal hell if you do just look at the other reviews here this company rates low  and has mostly negative reviews for a reason

Terrible company! They not only offered to show my house several times and never actually did, but they damaged my property and refused to pay for it. Terrible customer service and awful salesmanship. Do yourself a favor and pay a little more for a company who wont cause you this kind of headache.
