Crooks beware This is my critique of the Property management company “Beyond Residential” located in Kennesaw GA. When I signed up with this company the President Josh Kinney personally met me at my property. This particular property was never meant to be rented. I bought it to fix up and sell. As such I put in excess of 40,000 dollars in upgrades in the home. Just at that time the housing market crashed and I couldn’t sell it. My only option was to rent. In came Josh Kinney. I explained my situation to him and he assured me that when the house was returned to me from Beyond Residential it would be in the same condition it was at the time they took it over. During the course of their management the renter informed them on two occasions that a large tree on the property was dead and needed attention. They did nothing. I was not contacted nor did anyone from Beyond residential visit the property to make a determination. Late one evening a storm came up and blew the tree into the house crashing into the living room through the roof barely missing the renter. This is when all the trouble began between me and Beyond Residential. I was told repairs would be made and the property would be properly repaired. Since I live 500 miles away I asked for pictures be taken and sent to me. I was promised and promised and promised. As you might guess no pictures were taken. Time for a trip to Atlanta. I notified Beyond residential I would be coming to their office for a visit. It so happened that date was on a Saturday. No reply came back informing me they were no longer open on Saturday. I showed up and the building was locked. I came back on Monday. I was allowed to enter their office through a secured door with video camera and electric lock. I explained my situation to the lady who admitted me but was not allowed to speak to anyone in authority. I told her about the photos that were never taken and at first she said they must have gotten lost on a computer that was no longer there, then she changed her story calling me liar and asking me for proof I ever requested photos. I asked for the renters phone number, place of employment, or work phone in order to inspect the property. I couldn’t go on my own because of very large dog on the premises. They refused to give me any help. I then went the property to see what I could see through the windows. It looked like the kitchen cabinets were not hung properly from the tree crash. I went back to Beyond Residential informing them of what I had seen. I asked for the name and phone number of company that made the repairs, again I was denied. After returning home I began e-mailing Josh Kinney the President of the company. Josh accused me of altering photos of the cabinets to suite my needs. After about 20 to 30 emails Beyond Residential terminated my contract with them. I believe in order to avoid the consequences of the damage to the property. To this day I do not know who made the repairs. Last month I went back to the property to make an inspection. The ceiling has a large crack, the length of a piece of dry wall that was improperly done. The wall has a large crack from the tree shifting the structure and the kitchen wall is bowed. These repairs were poor at best. The above mentioned item was just one of many issues I had with the company. Oh I forgot to mention why they felt they had to operate behind locked doors with security cameras. Their response was “because of all the irate customers they have to deal with” If you, after reading this, still want to deal these incompetents GOOD LUCK

Beyond Residential is helpful and knowledgeable. They were honest with me when getting my home ready for renting and continued to assist me throughout the leasing process. My friend referred their services to me early this year and I've had no issues with them so far.
