THINK TWICE BEFORE LEASING HERE! I have been calling numerous times over the past few weeks to speak with a manager regarding some issues. Each time I am placed on hold for minutes, then informed “no one is available but someone will call you back soon.” Needless to say, I am still waiting for a call. Go elsewhere in Notre Dame and find an apartment, there are plenty of places.

Update: Your replyment was published 3 months ago, i.e. June. While in July, one month after you promising that will reach out to me, your leasing manager, Lindsey Gutting, was still bombarding me and trying to collect so-called deposit while kept denying their responsibilities. Now 3 months has passed and I didn't notice any further updates now. The only reason I give you one star is because there is no zero star I can rate. ----------------------------------------------------------------------------------------- In January 2017 I signed a contract for leasing a studio in Campus View. But the following experience was not so happy. Before signing contract, one of their staff, Riley, vaguely implied that I can move in earlier than August 15. In April I personally visited their management office and picked 3 buildings I'd like most to lease in their layout map. 20 days later I asked when can I move in they told me they can only let me move in on or after August 15, and the apartment that was assigned to me was not the one I want. I feel so disappointed because I could have found an apartment in Outlook or Irish Row should I have known that Campus View won't let me move in earlier. I know the parol evidence rule is a common trap for consumers. When Riley vaguely implied that by saying "we may let you move in earlier but there would be an expense", It’s just like you enroll in a health club, and the salesperson tells you that the contract can be cancelled. You later decide you would like to cancel, but the written contract provides that it is non-cancellable. The oral promises of the salesperson are generally non-enforceable(in this case, some vaguely written email implied that I can move in while you denied later). However, the salesperson in misleading you into the terms of the contract constitutes a misrepresentation and you may seek to rescind the contract. What makes me even more angrier is the communication with Katie. At first she tried to describe their inability to fulfill the contract as “cannot meet every request”, then she tried to blame Riley for the fault her company made by saying "Riley is no longer with us" to imply the company is not responsible for what Riley had said, and she declined my proposal of waiving half of the monthly rental (now I can not moving in earlier, thus I suffered a loss because I could have find another apartment which let me to) by saying they“have absolutely no way of prorating rent for August”, and she even threat to charge me for a 12 month rental if I don't send them the check for first installment ( look at what Katie said, "If we give away your spot though, you would still be responsible for the charges for your entire 12 month lease" yes, they want to charge me for a whole year while cancel my apartment, can you believe that?) I was hoping to enjoy my two years there, and I believe I did nothing wrong. But after a series of events in which I feel like being treated as a fool, now I will never recommend this apartment to my friends.

This rating is a reflection of the student leasing consultants only. They're awesome!! Especially Arlyn and Fiona. They go way above and beyond with customer service. Arlyn is always super patient and friendly with you, even when you have a ton of questions about your lease (lol). Fiona is just as awesome. A couple weeks ago, I picked up a rather large package that was cumbersome to move. Once I managed to get through the leasing office double doors, Fiona happened to see me struggling and graciously offered to retrieve a dolly for my use. She even helped me get my package onto the dolly. Such a huge help! Sure, the apartments themselves are pretty dated, but when you have workers who are personable and so resident-oriented, the living experience is pretty good!

So I lived here for a year. I have mixed reviews, and 2.5 or 2.75 stars is more accurate, but I would have renewed if not for the ridiculous price increase. Neutral: 1. The pool that is advertised was never once open from Aug 16 to Aug 17. If it's not gonna be fixed, don't advertise it. 2. One time trying to get a package, the office was unexpectedly closed for the day, with just a sheet of paper posted on the door. If you're gonna close unexpectedly, send out a property-wide email. 3. It would be nice for handicap people and those with bikes if they cut in ramps on their sidewalks around the apartments and entrances to the apartments other than the main house. It's not very accessible, all the sidewalks have steep curbs, etc. Positives: 1. Location. Super close to campus and lots of food places on South Bend Ave. Super convenient for football game day, and you can even get 1 free guest pass. It was nice. 2. Staff was always super friendly and helpful with packages etc 3. Maintenance fixed the few problems I had same day or the next day. They were very nice as well. Negatives: 1. They increased my rent 200%. Not joking. Unacceptable. The townhouses with outdated carpet and boring tan walls, nothing included, not central air, for $710? Whatever. For $900? Get real. They said I could move to the fully furnished, updated 1 bedroom that includes cable/internet also for $900. Except they wanted to charge me a $300 administrative moving fee. The outdated townhouse 1br are a ripoff. They should be a reduced rate from the updated 1brs that included tv/internet. When I didn't resign and they leased my apartment to someone else, I asked if they still had apartments left and they had one, but I'd have to pay the $300 moving fee even though my own apartment was literally no longer available. 2. In the winter the company they hired to remove snow used leaf blowers at all hours of the night, even with just 1 inch of snow, in clear violation of south bend's noise violation. Literally a few feet from my bedroom window they removed snow at 1am and at 4am on weekdays. If you wanna experience the thrill of being woken out of a deep sleep to the sound of a leafblower next to your face at 4am, rent here. I complained and they told me that was the only way they could remove the snow in time for the residents, and that the noise violation didn't apply to them because they own the property. That's not how the law works. This wasn't even just one time. This was multiple times. 3. My AC window unit was in my living room, my bedroom had no air conditioning. It was not central air. The window unit also had no thermostat so my options were either leave it running all night long wasting electricity and money and wake up to an apartment at 63F or leave it off and be hot all night (1st floor apartment, not comfortable leaving windows open all night). A simple thermostat reading Window unit that turns off at a set temperature would be nice. Also the only radiator in the room was my bedroom so the opposite problem occurred where the living room would get freezing in the summer. I could use the window unit as a heater but again, no thermostat so same problem just a way hotter room instead of cold. All of this aside I probably wouldn't have moved if they just had raised my rent a reasonable and normal $10-$20 a month instead of $200. Grad students aren't made of money.

Very inefficient staff. Not ready to move me in the first day. Was not furnished when I moved in. Lied to me multiple times.
