Rented: I just finished graduate school and had two weeks to find a place to live for relocating for a job offer to this area from another state. We got placed in an awful unit that started presenting many problems fairly quickly. Up front and initially, the property manager was nice and friendly. When it came time to try and fix things, she clearly wasn't willing to put much effort into doing it properly. She gets the small things fixed and ignores larger ones. Took three months to get rid of an awful rodent infestation. She wont believe you when you try informing her that the people she hires to fix things don't do it right. The outside contractors she hires to come and fix things do an awful half-ass job. She believes you make stuff up when you're not, and won't come check it out herself when you try and ask her to. The rodents severely damaged the vents and got into the vent system and left large quantities of urine and feces behind. After finally getting them gone, the contractor she hired to "fix" the problem, didn't replace the sections of vent that were contaminated, put tape over the holes that the rodents had created, and didn't properly replace the insulation that had been torn out because of this issue, and as a result our utility bills shot through the roof after this. We tried explaining all of this to her and she just flat-out ignored us. Eventually I lost my temper with her and said some things I shouldn't have. But we had been dealing with her doing this for months at this point. Its almost November and we've been dealing with this since June. The rodent infestation went from March to June. Now the vent problem causes a bad mold problem in our house and anytime the vents blow, certain areas of the house get an awful smell of urine, and the front bedroom and bathroom don't even get much airflow. She's managed to get a few very minor things fixed over a period of almost 9 months. But the big ones still are ignored. There's a host of other issues we dealt with, some fixed some not. Basically the easy ones got fixed. Her maintenance guy tries pretty hard to do things the right way, but he's incredibly limited on what he's allowed to do, and how he's allowed to do it. Plus he's only one guy servicing over potentially 300 units. Hes a very nice guy and is severely taken advantage of by this place. The kicker is when we tried to get Health Inspectors to come in and do an inspection on the place so we had documentation, neither Cook County nor Sauk Village will send one claiming it's the responsibility of the other. I've been told I do have a right to an inspection, and I've been told I don't because I don't own the property. It seems there are two laws that are directly conflicting each other and a whole bunch of people that don't know the truth in between. I keep getting misinformation and contradicting advice between Cook County and Sauk Village. I've been straight-up lied to and treated poorly. And I haven't done anything to deserve it. We just recently stopped paying rent and said we are not going to pay anymore until the big issues get fixed. We've considered getting a lawyer and filing a lawsuit, but after calling 12 different lawyers in the area, finding one that will work pro bono or contingency seems impossible. We've kept very careful documentation both photographic and video in nature of everything , as well as all email and phone correspondence between us and the property manager. So it's not like we can't prove our case. I'd recommend staying far far away from this place if you plan on renting. Now, if you plan on buying or moving your own home in here, if you don't mind an obscene amount of unsupervised children running around messing with things on your house, stealing your stuff, trying to break into your house, getting into your water spigot, and constantly running through your yard, then you'll be fine.
