We rented a beautiful home from some wonderful people. After 4 years we moved out. The property management company charged us for damage to the house. Things like a window that was broken when the owners lived there. A decorative paint job in one of the bedrooms, also done by the owners. Normal wear and tear like chipped paint on the corners of walls and dust on the fans and blinds. Nail holes from pictures, even thought the owners told us it was okay. Smoke smell, even though I NEVER smoked in the house. The list goes on and on.  Mr. Irwin even went as far as saying our pet deposit was just for the right to have a pet.  Not to cover any damage caused by a pet.
  To say the least we got very little of our security deposit back.  He ripped us off with a lot of made up damage,
  Also, while we rented there were several problems.  One example we when the water heater over the garage leaked and damaged the ceiling badly.  We were concerned about mold.  In six months until we moved out this was never looked at or fixed!
  What is so funny is Tim Irwin told us we were his best renters.  If this is how he treats his best, I can't imagine how the worst are treated.
  Also, in the 30 days after we gave notice, Mr Irwin never advertised or showed the house once,  He made no effort to get the house rented for the owners

I was a tenant of this company for a year and the house constantly had problems. The AC kept the house at 77-79 degrees half the summer and according to them this was normal. Constant problems from the house and a lack of concern from the property managers.
