I was able to schedule apartment showings and my leasing appointment very easily through the phone or the website. I went on multiple tours and all the guides were very nice and accommodating. I had a good experience and am happy to sign with JSM

105 E Green St --- The rent used to be $450 when it was owned by Joe Allen Property. Now JSM wants to give the units a face lift and raise the rent more than $300 per month (that's a 70% rent increase). If you think $750+ a month for what is essentially a large room is reasonable, more power to you. The building isn't secure and has been vandalized on multiple occasions.

I was able to schedule an apartment viewing and leasing appointment really easily over the phone, and really quickly. The staff that showed me the apartment was friendly, nice, and went beyond what’s on paper and shared her personal experience living in a similar apartment. The leasing office staff was also very friendly.

This is second year living at a JSM apartment. To be honest, I just feel like they are the best landlord around the campus town. - If I felt like something was wrong with my apartment, I put a request online. Literally within 3 days, that was fixed. Examples: 1. Old Sofa -> New Sofa 2. Uncomfortable Mattress -> New Mattress 3. Some Minor Maintenance -> The guy comes in and fixes even more than I asked for. - There was no rip-off in my security deposit when I thought I didn't do anything wrong. 1. From my personal experience, they only took the portion for cleaning only. 2. From my personal experience, some other landlord that's not JSM took away for a) painting b) replacing chair c) some other BS. I mean, come on. If it's something that happens naturally because things get wore out, why is that the tenant's responsibility to pay for it unless you can prove that the tenant severely damaged it? - Agents/ employees are more friendly. No comment on other landlords about this. I personally feel that they are more friendly and much easier to talk to, leading to feel comfortable talking to them. Overall, this is the best properties company you can go to on UIUC campus.

Best landlord in campustown. Hands-down. Pros 1. Maintenance - 5/5 : Ive had my problems fixed in as little as 8-10 hours after putting the request online. I put a request at around 11.30pm and the guy came to fix at 8.30am. 2. Staff - very friendly. I was having a little trouble subleasing my place, and Sam was super helpful, patient, and cooperative during the process. 3. Leasing process was very easy. My rent was very very cheap! I feel we got very lucky - paying only 280/month for top notch service, and renovated apartment. I have now moved to a new city, and I feel that JSM has spoiled me with good service. I'm hoping my new landlord is able to live up to it. Cons 1. If you don't renew your lease, they will be showing your apartment to future tenants, but do not provide a 24 hour notice. According to Champaign laws, landlords are not required to provide any notice before showing your apartment to future tenants. This was the one thing I wish JSM did differently, but again, this is more of a problem with Champaign (Urbana on the other hand mandates notice), so I wouldn't completely blame them. I personally never felt unsafe with them entering my apartment, even in my absence, but I guess that can be a problem for some people. 2. Rent is a little higher when compared to other rentals like CPM, PPM, University group. But the quality and service is far more superior; depends on how much that matters to you. Would definitely recommend JSM over anyone else. If you can afford it, go for it!
