Terrible experience, could be one of the worst place to live in Urbana-Champaign Area! I'd rather give them minus star if there is. The landlord colluded with the resident to cheat others and even share private information of residents! They failed to return my deposit after moving out and my multiple requests. For UI Students, especially the international students, never choose them. Otherwise be preparing to ask for lawyers help.

At first it was okay due to the great location and fair prices, then I started noticing some major issues. During the winter time the windows were very leaky making the apartment cold (was never fixed). Also, there was a major mold issue that got worse with time, this was because of a lack of ventilation in the bathroom and inadequate AC during the spring. Maintenance didn't show until the third complaint and did half job fixing it. We developed a major Centipede and water bug problem due to the sweating toilet and standing water in the bathroom. The AC issue became a worse problem as the summer progressed making it uncomfortably hot and humid. The other problem was with management, the owner is very disorganized. We received multiple phone calls about late rent well after it was paid on time. BTW don't expect to get much of your security deposit back.

It's hard to know where to start, considering all the issues I had renting with Klatt Properties. The biggest problem boils down to extremely poor management. George Klatt was not only unpleasant, but he was manipulative, rude, pushy, greedy, and extremely disrespectful. I’ll discuss the problems in more detail. The first red flag that I should have paid more attention to were all the hidden fees George sprung on us the day we signed our lease. He originally promised that we would only pay for electricity, and no other utilities. Our lease demanded $15/month for sewer services, which George claims “isn’t a utility”, therefore he did not lie. Load of bullshit, but whatever. I paid a monthly fee for a parking space, and my lease promised a parking pass to guarantee a spot. Parking passes were never issued, and although I always managed to find a spot in the tiny parking lot, an issue could have easily surfaced if a few more people had discovered the free, unmonitored parking there. The internet is beyond awful. Sometimes it would be down for days at a time, and most of the time it would go down at least once a day. I notified George of the problem several times, but when nothing was done, I eventually contacted Comcast. They informed me that the business service we had at our building was not meant to work for an entire apartment complex, which is why it was so slow. They gave me instructions and reference numbers to fix the problem, which I passed on to George. He didn’t even pretend to care and nothing was ever done. If you live in a basement unit, get a dehumidifier. It’s absurdly wet down there, and we had a major mold problem before I bought a dehumidifier. I’d be emptying up to 20 liters of water every single day when it wasn’t the dead of winter. There was constant turnover of the office and maintenance staff. At least the little problems we had were usually addressed in a timely manner. Several months after moving into the apartment, a pest control tech would enter our apartment unannounced. This service was not in our lease, we were not notified at all, and actually our lease actually specified that nobody could enter our apartment without 24 hours notice. Later in the year, George would enter my apartment with prospective tenants with no notice. These unannounced entries were illegal and I submitted requests verbally and in writing for them to stop, though they continued happening for a long time. When I finally moved out, George failed to send our security deposit after 2 months and multiple requests from me. My roommate and I initially split the security deposit, each paying 50%. Since we filed an official change of address, and he did not provide any of the required documentation, according to Urbana law, George was required to pay 200% of the security deposit back to us. Instead of doing that upon our request, he sent me 200% of what I paid and sent nothing to my roommate. That’s not even half of the hassle with the security deposit, but it’s the main point. I know he is still jerking around other previous tenants in the same way. Just another example of how he is greedy and manipulative. Bottom line, find somewhere else to live. Period. If you do choose to rent with them, at least the lawyers on campus are extremely familiar with Klatt Properties.

Asks money randomly without even keeping track of rent. Also loves to talk over to you when you're asking questions. Scared all my roommates away and now im stuck with a huge debt.

It was the worst experience ever living in this apartment. There were several times that I got awaken in the 3 and 4 am on the morning and called police several times because the neighbor upstairs fought too loud. The noisy penetrated through the ceiling every time, and I could hear everything including my neighbors' fighting, walking, and talking. I had to move to the living room to sleep and study for several times. George never provided any good solution, and calling police never helped because your neighbor never had party. Noisy problem seriously affected my life. Other miserable things included that AC was down for almost two months during summer, package got stolen once and often cannot be delivered to your house, dryer once was down for one month, my car got broken into once in the parking lot, people yelling outside the apartment at midnight all the time, and the Internet was very slow and often had trouble loading webpage. Never ever expect they would provide any maintenance on time, and the only thing they kept tracking of was your rent! The office people who worked for George were as disorganized as him. I never paid any rent less or late, but they still deducted my deposit because people who rented the house before me had some balance. During the time I lived there, they called me several times saying I was short on rent, which I never did. One more detail thing which made me really mad was how George Klatt responded to my call. I had almost lived there for two years, and he didn't have my phone number. I was going to ask other things, but he texted me two messages "Call me about apartments." twice during one hour. I felt really offensive by what he had done. If you don't want a really really really miserable life, just DO NOT SIGN THE LEASE WITH KLATT PROPERTIES!!!
