The apartment we rented was fantastic! It was close to campus, inexpensive, safe, and large. Sure, it didn't have granite counter tops, but really? this this student housing. And a big THANK YOU to Kennedy Wilson for working with us through roommate mishaps and payment snafus. We recommend these apartments to anyone looking for a close-in, safe place to live!

Held back my security deposit for two months after trying to whittle it down. Unhelpful and unresponsive staff. Staff seemed great until management changed at the start of my lease in 2016.

They give you a place for low prices, then they blame all prior damages that pop up like flooding leaks etc on you and make you pay for them. Absolute crooks. Seriously, don't even consider business with them. These people aren't a real company. They are scammers.

First of all, not even two weeks after moving in, we had flooding problems. It took a couple of months to realize there were major foundation gaps around the basement laundry room window, so every time it rained, water just seeped into our unit like it was nobody's business. And of course, the whole place was carpeted. Brilliant. I began sneezing and coughing severely, having difficulty sleeping. As it so happens, I am allergic to mold and it makes me asthmatic. We contacted them several times about fixing the foundation and replacing the carpeting - they refused to cover relocation costs or hotel costs which were incurred during construction. When I spoke to a neighbor, she said they had a history of seasonally replacing the carpeting - so they knew for years they had a flooding problem but were pretending like it wasn't an issue with every new client. Fast forward a couple of months. While I am asleep in bed, a gardener snake falls past my head. Yes, you read that correctly. We humanely brought it a few blocks down the street and let him slither away. They did not return my calls about this. The bathroom ceiling began leaking (from a resident above). They came to work on it but never patched up the hole. Similar to the problem we had with the maintenance men who I had to call after they never confirmed they had finished replacing the carpeting - they must have taken a long lunch break, because they didn't leave until 5pm, even though they started early in the morning. One of them left a soggy, disgusting hoodie on our floor. Wonderful. Then spring comes, and with it, more rain. And what is this? A dead mouse at our bedroom door? Oh, cats are just fantastic hunters. At this stage, the flooding is obscene. The dehumidifier we had was insubstantial, they refused to provide air conditioning to our unit, the windows were not up to code (and we had no method of escape given an emergency except the front door), and neither were the doors. Neither of these were weather-proof. So when it began seriously pouring outside, we had water flooding through the front door and through the living room under the wall. At this stage, I was pretty livid, and I started contacting a different person in the office. They sent someone out to replace the linoleum flooring. That was their move. Great. So effective. This young man did not have any protective equipment, and when he pulled back the linoleum, the foundation of the floor was caked with mold and mildew. It was such a strong smell he kept covering his face with his arm. The place was falling apart everywhere, and we were pissed. Neighbors came to me enraged because this company was DENYING the mouse infestation and not providing traps. One person fell outside on the ice and had to have some sort of medical procedure - I believe he broke his arm - and this company would not comp the bill...even though it was their obligation to salt the walks, and they never did. My two other neighbors who are professionally engineers said they eventually stopped calling for repairs, because more than half the time they did not receive a response. They did a lot of DIY fix-its. Unluckily for us, we signed a lease. We were stuck. But another tenant having similar troubles decided to give me a business card for a local union, and so I filed complaints and had an inspection done. The report I received back was 3 pages long and listed 20 violations. He found mouse feces, mold everywhere, evidence of chronic flooding, and all the other issues I mentioned before. They had a month or so to address the codes they violated. THEY DID NOT. THEY ACTUALLY DID NOTHING. So, the city of Urbana condemned the unit, and we had only roughly 36 hours to move everything out. Instead of voiding or breaking our contract, they transferred us to a different unit and allowed us to leave a little bit earlier. But then, they kept evading us via email and phone calls. They withheld our security deposit about a month and a half past the official due date of 45 days in the state of Illinois. Never rent from them. JUST DON'T.
