Please stay away from this place. When you stay you will be ripped of your money with high rent and when you vacate you entire security deposit will be ripped off saying all sort of charges. I would love to give zero stars, but don't have that option. I stayed there for five years just because of the convenience of the location to my work place. Every time you renew your lease, the rent hike will be very high. You will end up paying more rent than the new tenants. Also they would not change the carpet even if you stay in the same apartment for 5 years. The management promises you many things whenever you are signing the lease, and later they don't care. I vacated, because they didn't change the carpet and it is very bad for your health. So, they took away my entire deposit and also asked me to pay additional money with some charges. Please stay away from this place. There are better places around this community.

I currently live here and I’m not happy with how they treat their resident. The management is so screwed up. They send you a email about a problem in paying the rent online (I have a busy schedule and I always pay online) and they you got confused and went their to pay the rent later on 4th( I understand that’s late). They charge you extra late fee instead of owning upto the confusion they created. After my lease ends I’m not renewing my lease and if you are thinking about getting your lease here, please don’t.

This is a full review based on my 3 years experience living here in a 1B/1B (650 sqft). Again this based on MY EXPERIENCE with the 1B/1B and all appliances and amenities that comes with it ONLY. You might have had or will have different a experience and opinion so please keep that in mind. TL;DR version: Overall great apartment complex with an excellent location and an outstanding maintenance team. The apartments are old, but very well maintained (mine was renovated when I first got it with brand new appliances). Quiet area as well, however; the rent might be too pricey depending on your budget. Full version: Let's start of with the apartment, there are three variants of 1B/1B apartments (550 sqft, 650 and 750) that either come with carpet or wooden floor. Honestly I would stick to the Wooden floor so you won't have to deal with carpet & dust cleaning. The 650 and 750 sqfts have a spacious living rooms and bedrooms. The kitchen however felt small and having more than 2 people in it made it difficult to circulate around. Bathrooms are fine, however the biggest draw back was the shower head. The design of the shower head itself was awful (poor water pressure and very little water coming out). Even if you replace the head with a new one it wouldn't last for long. AC unit was fine however make sure to change the filter and clean the vents so that it works properly. Other than that the apartment I had was great, with minimal problems and when there was one, work orders would be fixed either the same day or the next one. Community amenities are a plus, however the gym is small and the laundry facilities are average. Most washing machines that I used clean poorly (with the exception of a few) due to excessive abuse from other residents. (Saw once someone just plainly flood the tray with powder and bleach and dumped the excess behind the washing machine). The location of the apartment complex is probably by far the best thing here, you are literally 5-10 minutes away from everything: 10 minutes from the airport, 10 minutes away from downtown Tampa, 5 minutes away from a Starbucks, Publix, Gas Station, Hospitals, clinics, Raymond James Stadium, Hillsborough Community College...you get the picture. Public schools in the area though are not the best if you have kids. As for parking, it can sometimes be an issue (especially visitor parking) because again people (mainly residents) with more than 1-2 cars, park in the visitor spots since you are only allotted a limited amount of parking passes. That being said I always did find parking during my time here with an exception of maybe 1-2 times. Most neighbors I met here were either plain c**ts or self-entitled d** s****. Just to give you an example: the front office had to send out 4 announcements in ONE MONTH about people not picking up after their pets. Yes this complex is pet friendly but at least SHOW SOME F****** HUMAN DECENCY and pick up after yourself, whether its in the gym, laundry facility or cross walk. Not that I really cared but it felt like something to point out since it is something recurrent. And finally the rent price might be a bit too much for some, however; for the outstanding location, and the level of care and service I received from both maintenance and the leasing team, I think its worth a 5 stars. Here are a few honorable mentions: Marilynn, Nidia, and the maintenance team. On a final side note, in my opinion the complex could use one final renovation/upgrade to fix the minor issues I mentioned and expand on current community amenities (bigger gym, new shower heads...).

I moved into my apt and within the dirst month there i found mold all around the water tank and growing up the walls and in my closet. I called them to fix the kssue and they painted over the mold. When i called them again they said that was all they could do to resolve the kssue and it would dry up and go away. I didnt accept that. I kept calling and had to move out. They put a fan with a water hose in the apartment connected to my sink to drain out the humidity. Terrible business! Horrible living condition. Hazardous Health conditions.

Its a shame that you pay hundreds of dollars every month and they cant fix the mail boxes. Why should I have to go to the post office to get my REGULAR mail!!! Then after weeks of being inconvenienced I get to the office and ask one of the leasing agents why has this not been resolved yet she gets angry with me and snatched my I D so that she could go in the back of the office and get my mail!!!! This place has truly gone down!!!!
