If you like hearing the word “no,” then this is the place for you. You may think that your purchase of a manufactured home at Leisure Estates is going well with all the legal documents for the house sale in order. You've paid for the house inspection and there are a few things that need repairing before you move in. The seller is happy with the sale, you're happy with the terms, but you still have one last hurdle to clear: the land rental. The managers of Leisure Estates have the power to negate your purchase simply because they don't like you. They don't have to give you a reason for your rejection, which I find very disturbing. You and the home owner may have the sale in hand and ready to sign papers, but Leisure Estates can squelch the whole deal. My husband and I were in just such a position. The house was perfect for us – 2 master bedrooms, large living area, large kitchen with lots of counter space, and a separate dining room. And the entry had a ramp which would allow me in my wheelchair to take our dog Gunter for walks. In fact, this house was the only one that had a ramp – I use a wheelchair, Leisure Estates. All the other houses available at Leisure Estates had steps at their entries. We were going to do an “all cash” purchase and not have to make any mortgage payments. The only payments we would have were for the land rental and the HOA. We had met all that was asked of us. I had mentally moved into the house and was imagining the furniture we would get. The last thing we needed was to find out the land rental. When we didn't hear from Leisure Estates for a day or so, my husband called them. Their answer was a flat out, “We're rejecting your purchase of the property. We'll send you a letter.” They hung up. That was September 11, 2015. So far they haven't returned any of our calls nor have they sent the promised letter. A bad way of doing business, if you ask me. Since that deal at Leisure Estates fell through we have had to get a home loan and search for another property since our lease for our apartment was ending September 30, 2015. Our apartment landlord has been very patient with us and has extended our use of our apartment until the end of October. We are considering suing Leisure Estates because of their meddling into the land rental for the house we were buying. The seller lost the sale, we lost the house, and the real estate agent involved lost a commission. And now I don't have the money for furniture since the house we finally purchased cost a lot more than the one at Leisure Estates. As of 10/16/2015 the property at 201 Union Ave SE Unit 132Renton, WA 98059 was back on the market at the same asking price we were going to pay. It was listed as being on the market for 162 days. As of November 17, 2015 realtor websites still had the house available – 192 days with 91 people interested with over 4,000 visits. Leisure Estates must be part of some corporation quota system that rewards landlords for the number of rejections that are made. If Leisure Estates reaches one goal pr month, their business credit score goes up. If they reach another goal, the landlords receive a monetary reward. That house property Leisure Estates is sitting on could have been sold many times over by now.

Lot rent now $765. per month . You can find lower rent but it will not come with the benefits of Leisure Estates , well maintained , super quiet and peaceful . If I could find all that I have at Leisure Estates at a lower price point I'd be there .
