Kinda disappointed. According to the Estes Park website, this campsite is one of two available which is not the case. There are several in the area and guessing better than this one. Even tho the website says electrical, water and sewer hookup at all the sites, and I was told on the phone we were getting the only site without sewer but promised water. Only electrical at our site. The site was so small, when we stepped out the door to the RV, we were pretty much on the next persons spot and stepping downhill. Camp sites are right on top of each other. No access to the water unless you book a year in advance and the people that get those spots don't move for the entire summer. Bathrooms have mold in caulking, no coin machine to make change in laundry, half the machines were labeled broke. No recycling options. Nothing like the video says, shows or describes.

Great stay in a beautiful place. Check in was easy and everything was clear. Our spot was great, right by the river. We used the showers, which were clean and had great water pressure. Everything in town was quick to get to from here. Thank you for a great place. We took this photo from the aerial tram.

My family and I enjoyed staying here a lot. It's a beautiful RV park right on the river and It's close to downtown. BUT on the day of check out, which is 11am, we had a park attendent drive by every hour from 8am until 11am to make sure we were leaving. I was going to give this park a 5 star review until that happened. For one, the park is half empty and two check out isn't until 11am. The park shouldn't be worried until then. With all of that being said, we loved the park besides the fact that it cost $100 a day. If they had offered a weekly rate or a more affordable daily rate, we would definitely have stayed longer.

Manor Park sports a great location close to Estes Park. The bath houses and showers are free and clean. The WiFi reaches fairly far and we never had trouble connecting. The staff is friendly as was all the clientele we spoke with. I only have it 4 stars since there's no pool or other premium services, but since they're a bit landlocked, I can't fault them for that. The basics are all there.

The staff was very friendly. They deserve a five star rating. I'm giving a three star review because the resort was very crowded. We paid a premium for a site on the river, but our site was next to a long-term camper that appeared to have been there for a very long time. With our slides extended, our camper was within centimeters of the long term neighbors belongings. It felt like we were staying in a residential trailer park. Their Wi-Fi was very slow. Also, we received notice that the sewers were not working as well as they should. When I'm paying over $80 per night for all these amenities, I expect them to work well.
