Horrible, I can never get a response via email, phone, etc. Their phone system doesn't work and it is more than evident that the five star reviews are all fake. All the five start reviews have say "they are very responsive" to make up for all the 1 star reviews complaining about it. I have seen properties go up for rent and immediately within hours I contact them multiple times and never get a response. Their phone system is set up to always say "we are experiencing high call volume right now" no matter what time it is which is obviously not true. When I get put on hold I wait 15-20 minutes only for them to hang up on me. Absolutely terrible. I can honestly say I never a realty company could be so bad.

I just moved out of a lovely home leased through Orlando Realty & Property Management. I had a wonderful experience in a lovely home. The house was new & had the expected small repairs.....then I rode out Irma in the house & had some hurricane damage. Dallas Wittish & the entire team at ORPM were responsive, helpful & professional. The company is well run - the website is easy to navigate and the online payment process is stress free. I recommend ORPM to manage your property or to serve you as a tenant!

Went to go view a rental and they didn’t even have the keys!!!!!! I was with my family and we were expected to take a tour of the rental, then two other families showed up at the same time like it was an open house!!!!!! They wasted all of our time I was told that they would call me when they had the keys to the unit!!!!!! Since we were the first ones to call for the unit the guy showing us the house told us to go ahead and fill out the application since we showed up and we would know as soon as they got the keys so we could start the process.  They texted me an hour before they were showing the property when I was at work and was impossible for me to even view the rental. When I was speaking to the lady she told me NOT to fill out the application since we didn’t technically see inside the property. So two people telling me two different things. I was then told that they would show me the property the following day so when I called the next day to confirm they showing of the rental they told me they had already leased the property!!!!!! I was obviously aggravated so I called the main office to speak to someone in charge I got ahold of the director and she was very unprofessional telling me it wasn’t their fault that is was mine and asked me where I saw the listing for the rental I told her I saw it off of Zillow she then preceded to tell me that she’s the only one who posts the properties online and that she never listed that property for rent even though it had all their contact information plastered all over the site!!!!!! She kept interrupting me while I was trying to talk and made it out like it was my fault and that there was nothing they did wrong!!!!!! I’ve never dealt with such an unprofessional business in my life and I highly recommend that you don’t do business with them very rude and unprofessional service!!!!!!

I have one of my properties managed by ORPM for many years and, until recently, I had nothing to complain about. For the past year or so, things have changed. The last tenant took good care of the property, and before she vacated it, painted the walls, and had the property professionally cleaned. ORPM sent me pictures of the property to show me that it was in very good shape. Still, they charged me $600+ for repairs. This month when I received the owner statement there was an unauthorized expense.  I understand that there are emergency repairs that can't wait for the owner's response, but I would expect to be notified of such expense as soon as possible, which did not happen. After my second email to ORPM, they replied with the receipts for the service done, no apologies or attempt to explain why did have not contacted me before. I called them and left a voice message, which has not been responded yet.

Please Please Please read all of the other reviews in conjunction with this one and if at all possible do not do business with this Organization. We both kind of suspected that this is not a well run organization when we initially contacted for a rental moving from out of State. They had arbitrary rules for receiving monies for the rental and not all forms of secured and guaranteed payments were accepted which necessitated hours of work just so that I could get them their money.

When we arrived at the property on our first day the place was filthy and necessitated a thorough cleaning prior to move in.

During our time in the apartment, the "team" at ORPM made every effort to make life more difficult. They would not facilitate an air conditioner technician into the apartment during the day which left us without AC for several days until I could get some time to meet the tech. Yes, one month I was late 7 days paying the rent, they initially would not accept online payment and wanted me to bring the money to their office. After speaking (more like yelling) at the office that this would not happen they relented and allowed the online payment. It almost seems that they would rather follow their arbitrary rules then receive secure payment.

So the lease is set to expire and we request a month to month extension, we are told that this is not possible. We reached out to the owner who was more than happy to arrange for the month to month, so all of a sudden it was possible, but not without slapping administrative fees on top of the rent increase. Perhaps the excessive fee is used to better serve customers, no wait that cant possibly be.

For the past 5 weeks prior to move out the secure building that we were promised in the lease has been left wide open (Garage and building) allowing access to anyone who is interested in entering. The response is that there are security cameras, which is totally unacceptable replacing proactive measures with reactive measures.

So thank god we are out of this "managed" nightmare of a property and doing business with a reputable agency who has so far done nothing but bend over backwards to make the experience delightful. Oh but wait we couldn't possible get out of the apartment without some more shananigans.....

Move out instructions are sent and basically outline how ORPM is going to do their best to retain as much of our security deposit as is possible. No instructions on what to do with our keys, etc. so my plan is to mail them back as we moved out on a weekend..... and guess what, that is not acceptable as we must drop them at their office, or FEES COULD APPLY. They have been instructed to keep our security deposit as that is what they are after anyway. I consider it a small fee to pay to be done with this nightmare.

Please do your research and if at all possible avoid doing business with this agency.
