I just recently moved here about 3 weeks ago. So far I love it. It's very quiet and peaceful. It's directly across the street from 2 city bus stops so that's very handy. Only issue has been some delay with maintenance not fixing a couple of issue promptly.

My girlfriend and I moved into Shiloh Pines in 2016. As of now we have been here for almost 2 years. This is our experience at Shiloh Pines. -Management internal to the office changes every 3 to 6 months, so there is little to no consistency. -They look at your lawn every Tuesday morning, if your lawn isn't freshly mowed(with in a day or two) they will mow your lawn and add $10/week for each week that they mow your lawn on to your rent for the month. That alone isn't exactly a big deal, but it means we can't exactly go out of town for the weekend without getting an extra $10 added to our rent. (I have a class I can't miss on Mondays, so I don't get home for the day until 9 pm.) I tried mowing on a Friday one week to go out of town, but my lawn grew from rain over the weekend and they still mowed my lawn and charged me $10 the following Tuesday. -My frustration is compounded by the fact that my neighbor hasn't even attempted to mow their lawn this spring, and the mowers at Shiloh Pines haven't mowed their lawn either. -I have complained to the office about this last year, but because management in the office changes so often they always treat it like a first time complaint... -You sign a 1 year contract when you move in, in that contract it states that managment is required to inform you of rent increases, and that you must resign a contract at the end of your 1 year term. If you do not sign the contract, you are subject to month-to-month rent prices. -My girlfriend keeps all of the invoices we receive from managment, we have every single one...except for the one that informed us of the price increase for our rent. Their methods of delivering the invoice hasn't changed since we moved in. So, it's a little more than strange that we never got that one invoice. When I went to the office about it, their records state that the invoice was confirmed as issued and delivered to us. So look at that? We can't take them to court over the issue. -They never contacted us about resigning our contract, so we never went to office to resign, but are still somehow in another year long contract. They neglected to clarify that until we were under the new contract and were locked in until 60 days before that contracted ends to be able to say we want to leave. -Maintenance does nothing. We have called about an issue with our toliet, it took maintenance 3 weeks after the call to come check it. They didn't do anything when they came. All the while our toilet was using more water than it should, and we had a higher water bill that month. I ended up fixing the issue myself. -Our cul-de-sac once went an evening without water. We called the emergency maintenance number twice an hour apart. No one ever answered, and no one ever followed up after the fact either. Come to find out the City had turned off the supply to finish some maintenance, the city informed Shiloh Pines that water for some homes had to be shut off for a few hours. The management office said themselves that they had been informed by the city, but actively chose not to inform the residents they are responsible for, because there wasn't "enough time". Meanwhile we went 3 hours without water to our house from the time we discovered that our water was off and the time it came back on. I learned this because I called the office after hours and left a message after maintenance never returned my call. The office did return my call the next day. -Management does little to nothing to ensure the safety of its residents. They say that they are on the grounds often, but I rarely see them driving/walking around. -It's hard to look at these issues and see them all as isolated incidents, but my neighbor has been here for 9 years and told me its always been like this. -It's obvious to me that Yes! Communities and Shiloh Pines care more about their outward image and filling homes than they do about the residents once they move in.

They keep raising the rent but the play ground is closed (has been for months) and the pool was closed half the summer because it cut up kids feet. They must need the money to fix all the water breaks in their aging system.... you know that should have been upgraded before they started cramming 100 more trailers in here a couple years ago.

Shiloh Pines in Tyler, Texas is an awesome place to live!! Great Community, great staff and Matthew is a wonderful new manager. Raised my two (now college students) from early school days and have just not seen a reason to leave...just that simple. I'd give em 6 stars if I could.😉
