Update 2/21/18: We just got mail today they're raising our rent again.  In the 3 years since they've owned this place it has raised from 550 to just under 750 a month for rent.  They're gonna keep raising it don't bother.  The office manager came to my home and promised me all of this maintenance work would be done then she showed up with her boss a week later and he told me they weren't gonna do it.  Borderline harassment with doing stuff like that to me I am disabled and have DDD.

Update: Sun Communities who owns this place called me for a survey in July.  I requested someone call me back after the survey, the girl quoted me a really weird callback time frame of 1 month... and no one ever did call me back and now its January of next year.  Thanks sun just another awesome "commitment to service" from you...

Avoid this community at all costs.  I currently live here:

The new management company that took over in the past year has since raised out rent on 3 different occassions without offering additional services and only stated they did it "because they felt it was necessary."  You can pay the same amount now and just get an actual home in a nicer area.

The management company here also makes new rules weekly.  Newest is if you dont mow AND edge your lawn EVERY single Friday they will force mow it for you (a once over that takes 10 minutes and they won't even mow it well - they will miss a lot of things) and then charge 75 dollars added on to your rent that month.  

I mowed my lawn on my day off this past Monday and they just came around while I was at work yesterday and mowed my lawn. It barely looks different but I can tell they were here.  I have a message waiting for someone to call me back and that I had just mowed it a few days prior.  It's like living in prison where you have to let them know every little thing you're doing about your life.

I don't usually have guests but if you have any cars parked on the sidewalks even though the roads are very wide they will tow you or your guests cars for parking on the street too late at night pretty immediately.  I think they pay a company to come through at a certain time and just tow anyone that's parked on the street. 

There's next to no playground space, they don't enforce the rules they already have while simultaneously making new ones, and trying to call the office or even going down there to speak to someone is a hassel. 

As you can see from all the 1 star ratings recently from people living here, this place is HORRIBLE since the new management company moved in with all their rent raises and new fines they have in place for every little thing you can think of.  If you move in prepare to be harassed.

I'm looking to move right now and we just moved in 3 years ago.  It was great for the first 2.  Since the most recent management moved in, as you can tell by other reviews, this has quickly gone down hill as a top spot to live in north Denver.  I wouldn't even consider it a top 10 anymore.

This place is horrible..  lots of bogus rules, annoying neighbors, and expensive for cheap as places to live. They are greedy and unprofessional. If your looking at living here do yourself a favor and dont

I am really tired of seeing bad reviews with derogatory allegations about the Community I call home.  The gals in the office have been courteous and fair every time I have dealt with them.  There has been a lot of work put into improving the Community this past year including the neighbors homes being repaired.  It is cleaning up more and more every day.  They are strict on rules, but they have to be in order to keep the Community moving in the right direction.  I live here and so do my parents.  We have for many years.  Transition is never easy, but the new Company has done a ton of renovation in the Community.  Acknowledge and follow the lease you signed, the rules that are put in place for a reason (that by the way have been the same for many years) and you should not have any issues with Management, I wouldn't think.  I hope the Community continues to get better and that they do more work this year to improve it's appearance.
