Overpriced! They decide exactly at the end of the month to jack the rates when it's already expensive. It's a driveway to park your RV and that's it! So you have a pool and a lake, big deal! You can get an apartment for what they are charging, and forget about the electric paying .14 per KW, ridiculous. Piss poor notice on jacking rates up so you can't get your deposit back for giving 5 days notice, I'll save my deposit by not staying here. You could be on Lake Conroe for way less with a way better view in a better area. Not to mention the management acts like wardens. Good luck trying to wash your RV, they say it's not allowed because of the lake but they have no problem letting outside cleaners in to wash RV's, probably because they get a cut. I'm so pissed that we've stayed here this long. Only reason is because it's close to work. I'd seriously avoid this place, the area sucks and is ghetto all around. No decent grocery stores, restaurants etc. In summertime forget it because there are no trees at all and they jack up the electric rates to make more money. Save your money because there are better options then this place.

Rules rules rules but only for the new guys. Rental trailer expensive $480+ for the week. More like a rent by the hour sleazy motel than a comfortable stay. Blobs of dark brown something in bedroom corners and what looks like dried blood splatter on the bedroom wall. Just nasty. Wouldn't let husband keep his f700 here had to take it elsewhere. They didn't care where. Floor and carpet sticky. I would go somewhere else if I were you. Laundry $2.50 per load to wash

Very nice. They keep everything spotless. We were just visiting bit plan on staying there in the future.

Not kid friendly. The place is nice but they are weird about kids. They aren't even allowed to run into the clubhouse on their own to get a cup of water. We aren't talking about small kids. My ten year old isn't even allowed. It is well kept and has nice amenities but you won't see kids playing outside for good reason. Management complains. Sigh... One other thing, no playground. This is really set up for adults only but they do at least allow kids.

We've been to several campgrounds and by far this is our favorite. Lonnie and Joanne are professional, friendly, and personable and a real joy to deal with. The facilities from the bathroom, pool, lobby to the laundry room are top notch and deserve are like a 5 star hotel. We don't find the noise overly excessive, and everything is clean and well taken care of, we're so glad we found this little gem. Thanks for your hospitality.
