My realtor referred this lawyer to me. I trusted the referral. I have bought and sold three homes prior, so I am familiar with fees. My new home deal was signed in February. The close was in May. Between that time, myself and my husband were subjected to a “facial recognition exercise”, where we had to upload our drivers license photos and hold position on our cell phones, to capture images of our facial structure. None of it made sense to me and it made me very uncomfortable and vulnerable. In the past, I have never done this for a close/sale of a house. I questioned Susanne and asked her if our profiles would be deleted when the house closed, as I was worried about criminal activity, and she just replied that the Law Society accepts it so it is safe. I never understood why it was necessary. This law firm NEVER provided me with a ledger of costs, for the close of my home. I had an idea in my mind, based on my previous 3 transactions. On close, we received a telephone call from “the lawyer”; not a video call, to verify facial recognition. That was the whole point of uploading our faces; because there was no in person meeting. How are you verifying our identity through a phone call? The fee for the close of the home purchase was more than double the price I have ever paid on my close AND purchase of a new home! I was sick to my stomach! When I called Susanne Ford, and confronted her, about the gross charge, she said it was because of the cost of “Title Insurance “; that the bank insists upon. I called my bank and they denied this, stating that they do NOT insist on Title Insurance; it is NOT mandatory at all. Susanne goes on to say that all she can do is refund 100.00 for the appliance warranty. I’m dumbfounded!! What appliance warranty? Apparently, hidden in their fee structure, is a 6 month appliance warranty, on appliances in your new home. So not only does Real Property Transactions not disclose their fees upfront, but they apply gratuitous fees, without your knowledge. On closing, no one ever asked for the Insurance Binder, which is 100% necessary in ALL house closings. This egregious error caused me so much trouble. Lastly, when you hire a lawyer, you trust them like no other. Imagine my horror when I received, through my email, on two separate occasions, confidential transactions for clients with Real Property. These were two different times. Two different clients. They had nothing to do with me. In error, this Company sent me 58 pages of confidential/private information about another customer. Real Property Transaction Centres fell far short of the standard of excellence expected in this field and I would not endorse them.
We have used their services a few times now and Suzanne has always come through. Has gone above and beyond. The team gets the job done. It’s a mess sometimes dealing with real estate agents, mortgage brokers, banks etc. Would definitely recommend their services.
This is a high volume transaction centre where they bank on everything going smooth. My first few experiences were great, as there were no issues with the transaction. Once you encounter a transaction where there is an issue, you see what this business is all about, you are left with no support and no further legal advice because they have your money and there is nothing you can do about it. My sale document indicated that the propane tank was owned and not rented. One month after closing I get a bill for the installation of the propane tank and the business claimed that it was not paid by the previous owner. The legal advice that I received from Real Property is that I should pay the business regardless of what the sale document stated. Hire a lawyer from a real law firm and not these high volume places that bank on no issues arising. The extra $200 for a real lawyer will pay for it’s self if there is an issue.
Small disorganized office wouldn't even call it a firm charged me $2300 for a service that wasn't performed. The seller's lawyer messed up documents at which everyone involved missed, me the victim gets penalized when they assured me it's was the vendor's fault and he's liable for all expense plus interest accumulated. The seller wasn't entitled to sell the property cause of legal matter which was disclosed literally 1/2 hour prior to me picking up my keys. They can be rude at time's and very unprofessional Suzanne contacts you, you follow up with her and she tells you she not your lawyer, so why you following up with me. Then later date she calls again cause her puppets are lost so who's my lawyer? I'm confused to many hands in the pot, the best part upon returning my 100's of thousands of dollars that I has to chase they took there money out of my money didn't even have a choice cause was already docked from my check that they cut that took weeks and many angry email's to Colin Glazer that is wet behind the ears. They have great listed price on paper advertised once the bill comes all these hidden fee's. I even got charged for use of technology whatever that means why wasn't that worked into initial price advertised. Maybe they didn't know they have technology in the office. Be careful they will charge for the low levels of oxygen levels in the building that you breath, or wouldn't recommend using there bathroom just encase there is a fee for that. So many hidden undisclosed fees, the best part your paying for there representation and they go behind your back and they disclose personal information at which they have no legal right to discuss to any third parties especially without your knowledge. I wouldn't recommend these crooks to my worst enemy and there not even listed with Canadian Law Society. Whats funny is being the victim and no knowledge of the process hence why I hired these clowns, asked whats the next step and was told their not sure I need to get a litigation lawyer! but aren't you a law firm? that just took $2300 of my money to do nothing??? Its OK this wont be last they heard of me I haven't forgot what they did to me and sure make sure they wont get away with it.

This is probably the worst real estate firm you can deal with. The vice president Suzanne Ford was extremely rude to us. Being first time home buyers we had questions and things we didn't understand and she was very rude explaining it. They also jacked up the price on us by almost 200 dollars a couple days before closing due to "new legislations" even though we had a signed agreement on their fees. They also "forgot" to review our status certificate and left out a pretty important detail which we were to find out the day before getting the keys. Then last minute, they "miscalculated" the interest on the mortgage and asked us to give them an extra 700 dollars the day of getting the keys. Overall if I could take away stars, I would, as they were not professional in any sense and I believe we got ripped off several times.
