Lived here for several years. I enjoy the layout of our apartment. Everything was just remodeled, but you can tell there was some corners cut, but nothing drastic. The carpeting going up the steps and along the upstairs hall were very cheap and not terribly well tacked down. There's only really some peelup in the corners, but this can obviously be very dangerous on steps, though after 4+ years, we've had no such accident occur. Moving anything into the basement can be difficult due to the location and orientation of the door leading down, but the kitchen was pretty sizeable and nice. The laundry hookups being on opposite walls was a bit frustrating, but not horribly unusual. Management is amicable, and takes care of issues you raise to them very quickly, like usually within hours. The grounds are fairly well lit, and there are cameras. One time I witnessed a man leave one of the units, pull a pistol out, fire a few rounds in the air (Seemingly out of anger or something), then get in a car and drive off. I emailed the management about this, they asked if the car was a certain color, which it was, then said they were aware of that individual, and would take care of it. Never saw the guy again. Regularly had people park in our assigned, paid-for spots, but management can only do so much about that, and they provide you with a number to call parking services, and they can have cars towed if need be. They are very invasive, which is a double-edged sword. We generally hated having our unit entered 8+ times a year, perhaps many more than that (We stopped counting). However, there is always a reason for this (Pest inspections, insurance assessments, yearly maintenance where they check your smoke detectors and change air filters, etc, and it does help prevent illegal activity. One significant issue is that the overhanging design of the upper floor leads to the sections of the floor nearest the outer wall to have virtually no insulation. The floor is outright frigid during winter months, and the furnace/AC don't seem to reach all the rooms very well, even after having maintenance check our ducts. Also, our master bedroom is over one of the breezeways which provide walkways through the center of the building, and our entire floor is completely freezing during the winter months, so get an area rug if you have one of those units. Management WILL threaten litigation if you're late on rent, which we have unfortunately had to find out a few times. That said, this is completely fair and I can't fault them for it. Pay your rent on time. Our WE Energies Bill while heating to ~70-72 during winter and cooling to about the same in summer averages to about $160 a month. This is for gas and electric. Water pressure in showers are decent, and our water heater works well. Our unit has new windows which seem to be well insulated. Rent has persistently increased since we moved in. Our rent was ~990 when we moved in about 4-5 years or so ago, and is now about ~1150. This yearly increase is almost double the rate of inflation, so I assume it's tethered to property value. Make of that what you will. Also there's a gas station on the corner nearby that sometimes seems a little sketchy, but it always has comparatively low gas prices. They also do have a standard playground and jungle gym on the property, and the property itself is fairly well maintained. Pros: - Well-maintained - Very proactive and responsive management - Good value per sqft (Probably put it at around $.90/sqft, if that) - Private Entry/Basement - Assigned Parking - Huge master bedroom (~11x17) Cons: - Surrounding neighborhood not awesome or especially safe, but also not so bad. - Multiple yearly management entries. - Not much space for guest parking, so spots get stolen sometimes - Overhanging upper rooms have weak insulation - Yearly rent increases - Carpeting and painting not great.

Cam is good at what she does. Making sure all tenants are safe as well as following the rules to keep the community nice. She is friendly and takes care of things promptly as well. Overall great customer service and person. Keep up the good work!

I was recently a resident here and the manager is a horrible person. I was reverse racially profiled and told I was getting in trouble because I was white and other residents would feel she was being unfair. But when I asked other residents they said they never got written up even for the exact same issues.
