EXTREMELY RUDE, MONEY GRUBBING, THREATENING, INVASIVE MANAGEMENT! If I could give this place 0 stars I would. My fiance and I stayed there in one of the rooms for three weeks. Management was knocking on our door every day from 7 am to 11 am on the hour every hour demanding that we either give them cash on the spot for the room or they would call police. Twice we gave them cash and did not receive a receipt only to be bullied and threatened into paying for the room a second time. Since then we demanded receipts for our payments in which the woman who manages the place would continue to attempt to accuse us of not paying for our room. Any time we would have visitors even if only for 5 minutes we would immediately get a call from the woman demanding to know exactly when our guests were leaving and we were continuously harassed about having to pay extra money for guests. Which none of our visitors ever stayed the night. The management is beyond rude and invasive! They constantly threatened us with calling authorities even though we would pay for our room without fail every single day. The management was increasingly rude from the very beginning. They act more like money grubbing slum lords rather than hotel/motel owners. I've stayed at countless hotels throughout my life and have NEVER EVER been treated like those people treated myself and my fiance. DO NOT STAY AT THE BROOKSIDE!

Had the king size room on the end of the motel. It was very clean came with fridge and microwave like advertised. Bathroom was updated with new and very clean shower. Some repairs and paint needed but other than that very clean and comfortable room with comfortable bed

I went to visit friends. They moved them half way through their stay to a different room because of booking issue. The room they were moved to was filthy! It smelled very strongly of cigarettes and there were holes in the walls. Never mind the late night drug fights outside the door! The worst part was when they checked out after all that fun stuff, 2 - 3 days later they are wondering why they haven't got their deposit back. My friends called the office and were told they wouldn't be getting the deposit back do to the smoke damage! That room was cleaner and smelled better on the day they left then on the day they were moved to it. Also They are non-smokers!!! I gave it one star... you make the choice for yourself.

Is a little old needs upgrading some rooms are very nice cottages of very nice it's in the main road you can go to everything at Orchard Beach easily it's only 2 miles from the ocean price is not bad give it a chance you may like it people that work there are very nice they're all family there's no restaurants there across the street is a lobster place lot of restaurants in the area if you like to walk on the beach go to Old Orchard Beach very nice I would give it a try

CONS
#1 There should be someone at the front at all times. 
#2 don't say there is free coffee online if there is no free coffee ( makes for an angry coffee addict in the morning) 
#3 rooms smelt awful
#4 burn hole in both my blankets 
#5 heat doesn't go past 65
#6 one shampoo in a 2 bed room 
#7 wifi sucks 
#8 bathrooms so small can't even move in them 
The list of cons goes on 
PROS:
#1 it was quiet, no inturuptions in the night
