They advertise themselves as a 55 park, but this is no more than a drug dealer, flophouse, motorcycle, large vicious dogs trailer park full of trailer trash. The manager Denise Runkle and her husband Jim and her two sons in their 20s who are also the maintenance men are all a bunch of drunks. They will show you a list of rules for the park however none of them are enforced except when it is at the convenience of a inebriated Denise Runkle aka the manager. They ride around in their golf carts at top speeds with no lights on at night drunk as can be. They try and start fights, call the residence names, ride around in their cars and golf carts playing loud music at all hours of the day and night. The rent is going up $40 this year and is going up again in another few months and then probably again after that because the owners Kingsley management are probably trying to sell it and show a profit. Speaking of Kingsley management of Utah, make sure you look up their reviews on the Better Business Bureau. They own trailer trash Parks all across the country and they are all the same as Sunshine Lake Estates. This not 55 and older Park is no more than a ghetto within a ghetto. Take a ride around the neighborhood during the day and at night and listen to the cars with their loud music and motorcycles and sirens and ghetto trash all around this park and also inside it. If anybody ever mentions Sunshine Lake Estates to you don't just walk away, run run run as fast as you can in the other direction. The only reason I didn't give this park zero stars is because the lowest you can give it is one.

After moving in found out property taxes are paid by residents and lot payment going up $60 in january

There is a rule that no motorcycles allowed in the park, last count there were 23.......guess rules only apply to certain ppl.

Good people, friendly management, clean and attractive park.

Very nice and well manicured. New management is alittle better than old management. Only time will tell.
