We searched and searched for a nice place on waterfront that was a reasonable value. This finally met our standards. The people are wonderful. The room was very clean and attractive with a memory foam bed. King size was available. Floors are attractive tile, not carpet. No pets and no smoking. A free happy hour (5 to 6) and breakfast are provided and both were very good. The view is seen in the attached pictures. The pool is the only marginal point. It is small and located in the parking lot. They do have plans to do something with that along the riverfront though in the future. This property was totally renovated after Hurricane Matthew. The other small point was that the air conditioner just could not remove enough humidity for us. However, we are unlike many people that we keep ours running most of the time and at a very low temperature. I would not let that deter you if you are accustomed to keeping it at a higher setting. Of course, the location is wonderful. You can't go wrong trying this place out. They have two price points. The first is$50 higher with a river view. They have four rooms in a separate building with no view that is the lower price point. All in all I thought this was a pretty good value, and me being Scotch-Irish in at heart, that's saying something.

In the middle of the week, we decided to go to St. Augustine on Sunday with a group of folks and spend the night. Called the Edgewater, had a choice of room with a view or not. We've been to St. Aug many times, and opted for the non-view room. This motel is a throwback to old Florida, quite charming. They have about 9 rooms with back door patios overlooking the intracoastal waterway and the Bridge of Lions. If you have the money to splurge, I think it's worth it to sit in Adirondack chairs, watch the bridge go up, have a gorgeous view of old St. Augustine, watch the herons fish right in front of you. Lovely. We asked if we could park our car there prior to check in, and Sue said we could. We got there at 9AM, walked all over St. Aug, came back after dinner and checked in. This saved us the hassle of finding a parking space, or parking way off in the huge parking garage. The room was small but very clean with a comfortable bed. There is an ice machine next to room 116 that is kind of noisy, but otherwise, the room was quiet. The pool is small, but was perfect to relax in after walking all over the place. Breakfast was complimentary and quite good for what it is. Options for continental style, or a "hot" meal-- I chose microwaveable sausages and egg omelets with fruit, which was tasty; my boyfriend went with waffles and fruit-- he said it was great. The coffee was bold, the orange juice was too. We took ours outside. We came from woods and with the recent rains, we've currently got mosquitoes like flying monkeys. It was heaven to sit outside in the shade with a gorgeous view, and enjoy breakfast with no bugs!! Sue and Sarah were both very friendly, super pleasant. Would readily stay at the Edgewater again.

Awesome place to stay. Good breakfast. Five o clock happy hour with wine and cheese. My wife loved it bunches.

The Edgewater Inn is a gem. Lovely view of historic St Augustine across a beautiful river teeming with boats and water birds. The breakfast was delicious and hearty. Sue and Sarah were so friendly, helpful and lovely. This is an absolutely fabulous place. Can't wait to come back.

We honeymooned here May 2016. Love this place. Breakfast was delicious and so was the cocktail hour. Very beautiful view got to see dolphins while drinking my wine at cocktail hour. Highly recommend this place to stay.
