Owners are very nice. Mostly long time construction workers living there. So at first glance it's a little creepy. But after staying there, it is safe, quite, and clean. Good water, power, and cable. It is one of the nicest RV parks in Carlsbad. The RV parts and service center next door is nice to have for those on the road repairs.

The staff was very helpful and nice. The kids enjoyed going to the shop to "rent" movies each night. It was very full there, probably because it was a holiday weekend, but there were no noise issues and the other RVers were very friendly.

Charged me almost $40 for cancellation because their policy requires 48+ hour notification. My plans changed due to making better time than expected and they were the only park on I-10 that didn’t refund me 100% of my money. I emailed an explanation of why my plans changed for traveling from California to Florida after retiring from the Marine Corps and they said they do not make exceptions to policy. I’m new to pulling a 16,000 pound 5th wheel and made my 1 night reservation over 2 months before traveling. My plans were to travel 200 miles per day in order to keep stress low and allow setup and tear down in daylight. By day two of my trip I realized 200 miles was barely a start and did 622 miles from AZ to Texas, driving past my two stops in NM. All this was explained to the park in an email and they still charged me 1 nights stay. Avoid this RV Park if you are route planning and need the flexibility and assurance of getting a refund when plans change.

Pretty decent for the area. Some spots are a tight fit. Employees were friendly. Dog parks were full of sticker grass. WiFi was a little spotty but kinda worked. Mostly oil field workers. Wish they prorated for monthly stays, though. We payed the $650 but only could stay a week.
