This hotel has a great view but the staff shows fake sincerity. 
The room smells of smoke and the bed was not fully made.  The pillows are tossed on the couch with no pillow cases on them and the bad does not have a comforter on it. I have never seen this even in the summer months. 
It feels like they are content to have the ocean view an their only amenity.

The front desk people were very friendly and helpful. The room was clean and nice ocean view. But it's pretty old and the shower is all tile and slippery. Good thing it had rails to hold onto. My 81 yr old dad was scared to go in it. The microwave was broken in the front and inside was rusted. The house keeping took our dirty towels but didn't give us more. Walls are very thin and can hear everyone around you and their TVs. Dog upstairs barking in early morning hours when you're still sleeping.

Location is great,parking is awful. Pet friendly and a nice area to walk your pet oceanfront on a nice grassy patch. Resonably priced but an older place. Our neighbors were loud. We watched ducks take over the outdoor pool at sunrise and not get chased out. Although cute to watch Yuck!maybe they relieved themselves in there.

the positive first. the ocean front view was beautiful. the room was only $100 per night during spring break. I would stay there again but the negative is we had 1 out of 3 lights working. the hot water didn't last but about 10 minutes. the elevator looked like something out of a horror movie. not to mention the aesthetics of the room were not up to par.

Our family has been utilizing this hotel for years and yes it is in direct need of updating!! 
Cons: NO COFFEE MAKERS, ALL ice machines we're broken and staff did not care. NASTY pools: indoor was bath water hot, cloudy and full of trash to include globs of hair, soiled diapers and didn't seem to have any chemicals in the water. I certainly hope no one gets sick!
Pros: pet friendly, no charge for pets, views are spectacular.
Unfortunately we will be scratching Bar Harbor off our list, and be leaving pets at home rather than be forced into paying astronomically high prices somewhere else other than stay at Bar Harbor EVER again!
